For reasons such as this, and others, I believe places like Lexington, Louisville, NKY/Cincinnati, etc are going to be some of the fastest growing areas in the nation in a few decades.
Good cost of living (consumer goods but also utilities, insurance, “structural” things of that nature), balanced climate that is not prone to soon change, ample (unlimited) high quality water, worldwide direct freight and passenger air service, all manner of logistics hubs (rail, road, water, air - we nail them all). This is a pretty great place to live, really, if you look at it from that standpoint. AKA, “The Golden Triangle.”
Doesn’t mean I don’t constantly pine for other locales/lifestyles, I do, but it is helpful to remind myself that this place is sensible.
The major question is how will native Kentuckians react to a bunch of outsiders moving in and driving up the prices. Murder is my guess.
Kentucky has produced George Clooney, Johnny Depp, and me so our record of handsome men is impeccable.

Living in Knoxville we’re seeing this happening. My home value doubled in the last five years. Tons of people are moving into the area from both the north and south. The mountains keep the climate moderate to the point that some winters we have one or less snowfalls and that is attractive to many. CoL is low as well.
