NJ cities are complete s-holes, no doubt. Dirty, high crime, awful schools, etc. Truly horrible places for families. As per AC, the history is a bit more mixed regarding leadership.
Dems have controlled AC with an iron grip since 1990. Over the past three decades the decline of the city has been stunning, both financially and in terms of QOL. The Dem mayor last decade was so corrupt and incompetent that an R was elected major for 1-term via a protest vote. However, with an all Dem council, he was a powerless figurehead almost instantly. So over the past 31 years:
Dem Mayor = 27 out of 31 years
Dem Council = 31 out of 31 years
Before this, AC had a mix of R and D leadership. I don't know the history pre-1990 well, so you will have to look up their performance.
FYI, the last elected Dem mayor went to jail for corruption. No surprise. LOL!

Bob Levy plead guilty to defrauding the US Dept of Veterans Affairs for receiving benefits he was not entitled, but there were never allegations he did anything wrong a mayor.

He plead out. It was a strange but sad story of a guy who was otherwise a solid citizen. FYI, we closed our water ice shop rather than sign a new lease. It just wasn't worth all the time we put into it. It made a little money, but we don't really need it. So now we can go to the beach in the summer instead of walking in to open the shop every day.
Somebody has already moved into the space and is opening some kind of frozen lemonade shop. I'm a little defensive about this, but they have ripped out our nice little counter and stools, which I think was among the nicest little shops on the boardwalk. and no more boardwalk counter -- you'll have to go inside to get served.
I'm very curious to see if they leave the two block R's I had on the glass doors.
Our house is in a nice neighborhood, Chelsea, on Delancy Street. I could leave my doors unlocked. But since I live there most of the time (my other house is in Washington TWP, Gloucester County), I do understand everybody's comments about most of the city being not very nice...

NJ has been run by democrats non stop roughly since around the time of Woodrow Wilson. All of NJ’s major cities like Newark, Paterson, Jersey city, Trenton, Camden, and Atlantic City have been controlled by democrats for very long periods of time. They are all shitholes, that suck money and resources from the rest of NJ. The reason our taxes are the highest in the nation. Just like NYC when it took Republican Rudy Giuliani 8 years to transform NYC into a safe and clean city so too it will take republicans to turn around Atlantic City and NJ.
If you mean Downtown Jersey City and maybe the two luxury towers next to Journal Square PATH, yes. And they are starting to build luxury apartments in other parts now since Fulop and his developer friends ran put of space Downtown. While the rest of the city have been ignored, esp Greenville, those new building popping up will drive out homeowners and renters who can’t afford Downtown prices on Danforth Ave.
Good for climbers and hikers, too. It has the most mountain ranges in the lower 48. Also the driest state.

Forgot about Communipaw area and some spots coming up Montgomery towards Bergen. And you’re right about the buildings coming up on West Side by NJCU. I’ll give you that. Help me out where in Greenville? Maybe a couple of building coming up on Garfield/Winfield, among other spots here/there. Maybe our definitions of luxury is different.

If they knock down current buildings, sure. Not much free space down there that’s not under construction.
And, new developments are required to include affordable housing. Bayfront for one example will have like 30-40%.
It remains to be seen what Fulop’s/ City Hall’s definition of “affordable” will be at BAYFRONT and other spots. New 2 families popped up on Linden/Ocean. Can’t confirm but Heard it was $2500/month. There’s rebuilt studios, 1BRs on Cator/Ocean that’s really REAAALLY small starting at $1300. Can’t wait to see how much future apartments will cost on Danforth/Blvd, or esp on the lot next to Danforth Ave light rail.
