OT: Anyone have a small backyard pool built ...

It's been 100° or more 20+ days so far this summer. I miss my pool more than I would my left testicle. If I lived on a lake, I would own a boat because I would use it on the weekdays. I live in a sweltering desert land... We used and will again use the **** out of the pool. I figure counting the depreciation, chemicals, energy, and upkeep, the pool will cost us $3500-$4000k per year. That's a ****** vacation for 5-7 days. It's a hunting club membership. It's a 2 pack a day Marlboro habit. It's a set of rims and tires for my mall crawler.

What part of Austin are you in? We are in the process of selling our house and purchasing another and have decided to get a small pool like you are talking about. 300 days a year of sun here and you can swim most of the year. I imagine it would be different in the Mid-South.

It may add value, but most people don't want one for a variety of reasons. IMO, adding a pool is like buying a custom paint job for your Harley.

Here’s the deal on the $8000 - $10000 more in an offer for your house at resale. The underwriter on a mortgage isn’t going to approve a loan on anything but the structure. And the appraiser isn’t going to take the pool into account when it’s appraised. They may note that the home has upgraded landscaping, but the pool itself will not be taken into account as value added. Thus, the pool adds zero resale value to a home, unless someone is paying cash for it and is dumb enough to give you your money back for installing a pool.

I am not sure where the myth of pools not adding value came from... Everything adds value... Now some people may not like it, but it still adds value.

Going through first year of having one after we built one at a house we bought and remodeled. Saltwater, gunite, cost around $65k but it’s pretty big 18’x40’. Maintenance has not been bad at all so far. Don’t have an electrical bill to compare since I’ve never lived here without a pool but i would guess about $75-$100/month. It gives us something to do on these ridiculously hot days besides sitting inside. Great for holidays and summer weekends if you like to entertain. Would do again at this point.

Look at appraisals in Mississippi. Sure, it adds some value. That same house at $200 per square foot in Texas is $110 per foot in some of Mississippi; $75 in others. Similarly, that $30k for a Texas pool is $8k in Mississippi.

Now that makes sense. I would assume a pool will add 5% or so to the home value on average.. Again it's probably depending on the location...

It's hot and dry where I live. We have had 4" of rain since April 1st. Pool season is from Early May to Early October, without many rainy days in between and there's still light out at 9:00pm right now. Pools get used on weekdays too.

I also saw it mentioned that a lot of people don't want pools, well it works the other way too... I just counted up my neighborhood on Google maps and there are 92 houses, including mine only 27 of them do not have pools. In a neighborhood like this, it is a negative to not have a pool.

Anyhow, the moral of all my effort was countering the point a few made that pools don't add value. They do, both intrinsicly and in the appraised value. To what extent is a variable based on a lot of factors.

We had a pool built in our back yard some years ago. Sadly, one day my grandmother, who was wheelchair bound, rolled off in it and drowned. After that, we didn't swim in it anymore but we started raising catfish in it. My grandpa sued us and won, so we paid him in installments from the profits from our catfish operation. He has now grown senile and we stopped paying him but we do give him a mess of fish every now and then. He seems pleased with that. I hope this helps you in your decision-making process as to whether you will build a swimming pool or not.
