It is a mess but last summer's protests are NOT the major contributing factor. It's the overnight disappearance of daytime population (i.e. office users) that steer the entire downtown economy.

As an anecdotal example, my neighbor is the director of a large corporate real estate finance department in one of towers. Around 20 people under him. They haven't been in the office in a year and have focused on a September 1, 2021 return date as a goal.

That story x1,000 is why businesses down there are done or suffering. Like you aptly noticed, it's a ghost town because the professional community is working from home. Also, that big building with the Yum! signage hasn't hosted anything but partially attended college basketball in the same timeframe.

That **** matters when both drive ALL OF IT.

The protests are most certainly the major contributing factor. For anyone not to admit this is a fool. However, the corporations now have a seat the table in order to get people dtown. Their corp responsibility is required, but you have to be careful on how much blame you place, otherwise, they will/can walk without any problem.

My wife spent 12 working days a month in midtown NYC every month for 20+ yrs up until last March 5th, when her firm and many others cut the cord on travel. They aren't going back until this summer at best given the still volatile situation up there. There are so many players in this....hotels, corps, transportation, etc. Parts of NYC are 2-5 years from resuming a "normal" life.

Getting people back in the offices is only geography and just a partial fix if you don't keep the main problem in the forefront.

Louisville is the UK basketball of cities with the covid pandemic. It affected them way more.

Worked it silly on the exercise bike this morning, whew.

There is a couple that work out at the gym the same time I do, man and women. The guy looks dead on a 60 YO Bonzo. Female looks like anth735's mom if she buzzed the sides of her head, got some ink, and started dosing horse adrenaline.

This weather gonna test my ability to concentrate this afternoon. Sorta just want to drink beer in the sunshine.

Yes, the number of downtown employees was down before, but several thousand is still more than a few hundred. Humana alone going full remote is a nail in the damn coffin.

Really not that hard guys. Let's keep at it, though. Maybe it'll sink in!

-nyc/sf and the like: commercial real estate is gonna get *hammered*. They've already discovered folks can work from home...why would they pay for primo office space.

^just wait until they figure out someone can work from home in the southeast/midwest and cost them 70% as much due to COL. Good times.

We've actually had people renting our air bnb's to work out of. Groups of employees from closed offices that need to work together, small businesses owners who's family's were home and making too many distractions, etc...

Office space is going to be a declining asset for several years to come. Broken windows and nearby homeless camps don't help either.

Real estate prices are skyrocketing down here with all the northeast folks flocking south. Several friends and family members have uprooted from NY and Philly to take up permanent residency in the 34102. Contemplate daily why I haven't pulled the trigger 😕

As you said, I'm guessing we see a huge shift in population density over the next decade as this pandemic has shown both corporations and individuals in certain sectors they don't need to live where they work. Add in the savings these Fortune 500 companies would see from cutting costs and how that could quickly provide a shot in the arm to their bottom line / stock and please their shareholders, which is ultimately what they're all tasked to do and it seems inevitable.

Your riots weren't anything like Louisville you dumb sack ****.

The entire downtown was literally covered in plywood. Any that weren't had windows busted out and everything looted. The windows at my parents building were shot and busted out... on the 15th floor. They had the bomb squad there twice. At one point they put up a 15 block perimeter. There's a 4 block homeless camp setup where the Mini Marathon used to finish. There was a 2 month period people were encouraged to avoid the area. Forget anything west of 4th St.

Of course the pandemic hurt but that's not happening in every city. To argue otherwise is insanity.

The blacks last summer are not keeping the thousands of Humana employees at home, or keeping conventions from happening, or keeping people from traveling, or preventing the Yum Center from hosting weekly concerts.

A traumatic event absolutely happened down there in the midst of it all. However, it's not causing the sustained economic hardships that are preventing it from coming back to life.

A wise man once ran on the premise "you can't fix the economy until you fix covid." I tend to agree.

Some shitdos:

- Took the long way home yesterday. Got stuck at a light for about 3 cycles where there isn't usually much traffic. Turns out people caravan to see the new Buc-ee's. I get it - it's an impressive gas station but it's a gas station.

- In-laws are volunteer workers at the Players. Went by yesterday so they could collect their stuff and the course looks unbelievable. They're giving AN a run for their money on the grounds keeping right now.

- Got a 3 month trial of Starz. Started Magic City and worship. It's Mad Men with a lot of nudity and if MM had mob ties.

- Get a random text every few weeks to see if I'm willing to sell a property I don't own. These people will one day try to sue me for the amount of theirs I've wasted.

- Spent 5 hours on Sat removing cushion covers to wash and cleaning the sectional with a spot wet vac. Never f'ing again. Each f'ing cushion has multiple ties that go through them. I had all the windows open and the house was 64 degrees and I was sweaty my ***. Beat my *** and my hands feel like they went through a meat grinder.

- Your latest example of tripping over yourself with the virtue signaling.

Check that peerless tour, good time, and a really neat space.

Peerless was very good - went before Covid. Low-key, small groups and a LOT of history that wasn’t aware of going in. A great tasting options.

My favorite tour of all those in Louisville. Parking can be a challenge though - or at least it was when I was there.
