Don’t forget graduation, orientation, visitors in the Spring, Men’s Basketball, etc.

Problem is though VRBO and AirBNB have started eating into hotel’s margins. It might be a little while before we see a new one built in Starkville.

Starkville's hotel occupancy average is barely over 60% for the last decade and has not increased. That is not indicative of a need for more hotels.

60% is a pretty good occupancy rate. Also I believe there have been a few hotels completed during the past decade, ie. 60% occupancy of 7 hotels is > 60% occupancy of 4 hotels.

While you're not wrong in a typical city, this is offset to an extent in "event cities" due to the higher occupanicies during big events. Where Starkville misses is the typical day to day traffic and occupancies.

60% is not bad and is above the state average of 58% for non-casino hotels but not by much (casinos hit 77.5% just in case anyone was curious). But for a weird comparison, Meridian is in the 64-67% range year in and year out.

The other issue is that Columbus has added 3 or 4 new hotels just in the past couple of years that are usually not as expensive as in Starkville and that don't have the 2 night minimum stay requirement. 20 miles is not that far to drive to avoid the pains the Starkville hotels put on you for ballgame weekends.

This does not seem like an "issue" to me, it seems like more of a solution.

Meridian also has many hotels available, that could definitely be of use to people coming from the south. I know they ran shuttles to Tuscaloosa last year for the Texas A&M fans. Wonder if they do that for Starkville?

5 miles is too far to drive for a lot of people after tailgating all day.

Will Uber's run from Columbus to Starkville and vice/versa on game weekends?

I see where the Russell Street Flats are being sold as condos. They've put up 10 units for sale.

Hell, if you can get >$250 a sq ft, it seems like you'd be crazy not to do them as condos instead of apartments. Granted, that's per sq ft of living area and doesn't include the common areas, but I would assume you aren't getting even $200 per sq ft of living area for any apartment complexes in Starkville if you put them on the market.

Its an issue for hotel owners in Starkville trying to fill up their hotels while gouging folks on ball game weekends. Most people aren't going to pay highly inflated prices if there is another reasonable alternative.

I've been in that store 1x and that's the nastiest, most unorganized business I've ever entered.

Very true statement, but i one time scored a full buggy full of huggies/koozies for a penny each. took the whole basket up front, and the lady sold it to me for $5 bc she was too lazy to count. i'll never run out!
