Montclair will be faster than New Canaan and Fairfield. Also you will be able to buy more house. Think your mistake was that you started at the right place but enddd up in the wrong place. Montville is a nice town but not an easy commute to nyc.

When we lived in Montclair, there was no direct train to Penn Station. So it was Hoboken and then Herald Square and a 15 minute walk. Then our office moved up to 54th and Lex and I had to add a subway trip.

When we moved to Montville it was the closest town to NYC with available land to build. After a few years, I just drove in but that of course presented its own obstacles.

If the OP is going to be working in lower Manhattan, I agree that NJ is the best bet.

I'm still thinking of the Upper East Side for him and his Wife and pre school kid. In the E 70's and she can baby cart to Central Park. 2 BR's are somewhat 'reasonable' for NYC and there are vacancies now. Not much above E 80th. M Bus IIRC. goes down 5 th ave to PABT, so get off around your office.

My Sister lived on E 49th for 20 years and walked to Saks. She never had a problem.

I don't think it will continue to be so bad, at least in daylight in Midtown Manhattan.....or get much worse....

It’s not 40 min from Summit, but it’s at least 30 min faster than from Morristown. The trains are always late. I think you should just buy Eli Manning’s house and invite me over for the golf simulator.
Great call me a liar for 5 minutes. Train schedule has express trains into the city anywhere from 42-47 minutes one way.

A decent two bedroom 1100 sq foot apartment is going to run you a million. Preschool will cost 30-40k.

A nice 3 BR 2500 square foot home in Cranford will cost you $750K. In Summit it will be 1M.

It means that you look for a snarky comment, rather than content and learning something on the forums.

Story; When i was NJSP my 'thing' was arresting Drunks on the roadways. Two separate reports, each double sided and multi pages.
NO computers, just carbon papers, typewriters and 'white out'.
One SGT that corrected the reports, before submission to Div HQ would correct what he didn't like with a red pen. Which meant that you had to redo the entire report. It got so bad that I had to go to the Station Commander and say, "Have somebody else other than Sgt Jones correct my reports. It's keeping me off the road, when I could be finding more drunks." It looked good for the Station Commander that a lot of drunks were being taken off the road, which reduced accidents and fatal accidents. So another Sgt was assigned my reports. No more red pens.
The Station Commander got promoted.

I interviewed 5 brokers to sell my apt in Hoboken and when I asked them about value, the response was what do you think it’s worth.

Any broker worth their salt should come armed to an interview with a comparative market analysis - and be ready to tell what the listing price should be. Obviously condition of the home is an important factor.

In NJ right now the market is so hot prices are getting out ahead of the comps that sold even 30 days ago

Good brokers know it’s more important to get the listing than to get the value correct.

Vernon is a nice family town

My Uncle was the Minster there back before the Playboy Club and it was just an 3 store town and a blinking yellow light.

Then the Playboy Club opened up and every Trooper up there was focused on stopping any Bunny for some traffic violation to say hello.

This Sgt was an alcoholic and didn't like me arresting drunks all the time. 'So of these people may be friends of mine." "Nobody has ever mentioned your name to me Sgt."

About 15 years later I saw him in Dunking Doughnuts in Wall Twsp,
"Holy ^%$# Sgt, I thought you were dead." He wasn't pleased. His retired job ? Driving a school bus.....hopefully he was in AA by then...

I actually had a boss like that early in my career, way before spell check and email.
Every Nemo, report or transcript I wrote had to go to her first. Always came back with the dreaded red pencil. Had to keep doing them over until she liked them before I could send them out.
Really sucked...

And it made me so much better.
30 years later and she is still the person I consider my mentor...

I’m not even sure you are getting a decent 2 BR 1100 sq ft in Manhattan for a million. Add at least a few more hundreds to that.
Wow- Cransford and Summit are that high priced???

Summit is right next to Millburn, which is top dollar, I used to work at the Short Hills Hilton and there is nothing but money in that part of the state.

Not cheap but a mil for 2500 3 BR...not sure that is the norm but could be. But still Ipper Manhattan for a 2 BR is just stupid for a young family for the prices they want.

I had a boss who could spot a table or graphic being one tick out of alignment on any PowerPoint slide by just glancing at it. Knew if line spacing was off by 1 pt. Total pain in the ***. But the attention to detail has helped me so much.

My Sister would take the train from Madison to NYC and cab. (Con Ed building) and do lots of her legal work on the commute. I think she had an express.

Depends on a lot of factors you may or not feel like sharing; ie, budget, drive vs. train or even ferry, importance of diversity, etc, etc.
But for me, I'd suggest Ridgewood (w/ smaller neighbor Glen Rock), Montclair, Maplewood, Summit, Westfield and Morristown (w/ smaller neighbor Madison). The latter pair in Morris county are further, while Summit, Montclair and Maplewood will be costly tax-wise.

If you're looking in the city and commutable to midtown, Williamsburg in Brooklyn is littered with young families, Riverdale in the Bronx and maybe even Bayside in Queens. I'm less familiar with the schools in those, but it's vital to check into because in the city you can get what's called a variance, and send your kid to a school you prefer in another neighborhood. But I moved long before I had kids, so I'm sure those still living in the city can give you more accurate details.
My nephew just had his house bid accepted in Ridgewood 20k over the asking price, other bidders. Now their kid can go to school with their cousin who also lived in Ridgewood. Everybody buying such expensive homes but I guess the interest rate helps.

If people were moving out of NJ like some people on the board wants you to believe, why are homes in NJ so expensive, on top of the high property taxes?

Also at an age where millennials are finally buying homes. Xennials are moving out of their first homes and into something bigger. The last few years have been very good for those who work for publicly traded companies.

Quick somewhat related sidebar if the thread doesn’t mind. I need more space in my house, but don’t have the equity to borrow enough to accomplish what I want. The Monthly payments wouldn’t be a problem, but I did two additions a few years ago that I’m still paying for, hurting my loan to value. Are there other ways to pay for renovations besides heloc? Can I refinance my mortgage + loan + new construction cost into one?

or at this point am I better off just moving?
I just did that exact move. Home values are High and rates are incredibly low. I also reduced the years left on the loan while taking cash out.

Closing on the sale of my house at the end of the month. We interviewed a few realtors. One came in prepared with a ready-made buyer $10k above our intended asking price. In addition, she only charged us a total of 2.5% commission (since she already had the buyer). The house was ready to sell but no need to bring a bunch of people into the house and inconvenience the family. We also didn't have to publicly list the house and we were out of attorney review and all inspections done in 5 days. It's amazing what a good market and sharp realtor can accomplish.

And I'll bet that $750k 3 BR in Cranford would have run $650- 675k last year, and the $1 mil in Summit $825-850k.

friends who lived in manhattan said anywhere between 20-40k for a high end preschool. they moved.

Cranford 3BR/2-3Bath is between 499-700k Summit is 600-800k but very few 3 BR on the market.
Upper East Side 1.3-1.7mil
Upper West Side 800-1.7mil
