Does anyone have a good, experienced realtor in the Starkville area that you would recommend? Would like to find someone who knows the market, has a good network, efficient and can get a deal done!

Thanks for any help.

For residential, I've worked with Jay Murphy at Starkville Properties. He was extremely helpful for someone moving into the area.

I recently worked with Dorothy Watson at Carole Gaston Realty to buy a house in downtown Starkville. She is very good. As an aside, I have my house in the Retreats at Browning Creek in Starkville FSBO. If you interested, let me know.

If your realtor is so good why do you have to hawk your house on message boards?

That happens when you drive 15 miles outside of town and pay $210K for a 1,700 sqft house that sits on the edge of a pond.

A house won't sell for 2 reasons. Overpriced or poor condition. So many people think overpricing their home gives them "negotiating room". All that does is keeps people from looking at it. In today's market, you're MUCH better off pricing it at market value and letting the bidder run up the price. Now you have legitimate negotiating power, which is waaaaay more functional that perceived "negotiating room".

I've got another reason for you, I have a coworker who inherited his parents house. He initially did a complete remodel with the intention of renting it for additional income. His first renter was a nightmare so he decided to just sell the house and put a low price on the house thinking it would move fast. It's been a year now and no sale, the realtor told him he needed to increase the price. The reasoning given was that anyone who thinks they can afford a $75000 house can't get financing and anyone who has good credit can afford a more expensive house. The realtor suggested increasing the price to $115,000 and see what happens.

Know this isn't exactly what you are looking for but might be worth considering.

Don't know your budget but this is my neighborhood. Off South Montgomery. 10 minutes on new road through South Farm to campus. County taxes only. $360 HOA/year.

The reasoning is not as much on the price as it is on the financing. Getting $75k loan will come at a steep price. It's basically looked at like a car loan in terms of interest. I'll add that the realtor is grasping for straws. There's more to the story than pricing.

You must live in Nashville, "bidding up" doesn't really happen here.

Check out Sherwood Commons, it's the neighborhood next to The Veranda with access from either Locksley Way or S. Montgomery. Those are all that size and are garden homes. Easy trip to campus and town from there and there are 2 or 3 in that neighborhood available now.

Do you have a price range? I may know of something not on the market yet. It’s about one mile off campus.

Teresa Brooks with Starkville Properties is one of the best! I have worked with her on several occasions.
