OT: Roofing question

Got an estimate for a roof replacement for a relatives home. Contractor says it's about 20 squares of class 4 shingles (I understand these are more expensive and I would probably go with a class 3 shingle). Includes ice/water shield, vent/pipe boots, up to 8 sheets of plywood, plus 150 feet of new gutter, all warrantied. But his estimate is $26K which seems extremely high to me. Gonna get another estimate but anybody with any knowledge or recent experience with roof replacement have thoughts on that estimate?

You can try these guys. I dont know if they will go that far. I am in Morris Cty I am a project manager and I have used these guys for my job but also family members. They are very good and very fair. They get in and they get out and leave like they found it in terms of cleanliness. They have a website as well

you will find HUGE differences in the estimates -- and the neighbor might get a vastly different estimate the next day from the same contractor for the identical home -- just get more estimates and find out the cost per plywood sheet if they go over because some want to kill you on this. I think I wound up using Deegan in Middlesex County when I replaced my roof. If your roof is walkable makes a big difference, but $26K sounds NUTS!

I used MAK roofing a few years ago in South Brunswick and was very happy with the price and the result. Neighbors recently used Trenton Roofing and were also very happy.

Keep in mind the estimators are usually salespeople (usually men) that more than likely will not be present for the job. The work will be done by a crew, that may be mostly comprised of a crew that speaks little English. We had an awful experience with an outfit out of Howell that had 4.6 or 4.7 out of 5 reviews with many reviews on Google. Roof continued to leak in the same spot as it did with the old roof. The company insisted the problem was not the roofing, but the siding and/or flashing. I have done a lot of construction work, have a framer/carpenter in the family and have spent a good amount of time on roofs. We finally gave up and had another company look at the job. Two gentlemen who spoke limited English came by, and within2 minutes of getting up on the roof found several face nails exposed (a big no, no) and one was bent and the head of the roofing nail made a hole in the shingles and tar paper.

When we do a roof again, we will use the second company who solved the problem.

Most of the laborers speak limited English and don't let this deter you. The most important person on the job are the owner (if he/she shows up) and the foreman running the job. When reading reviews on Google and Angie's list, etc, read the negative reviews closely. They say a lot more than all of the positive reviews which are likely not even real reviews.

The company that fixed the roof is in Port Monmouth, NJ. They are called Rhino Roofing. If you are not too far north in Middlesex, they may do the work for you.

Recommend All County Exteriors. They work in Middlesex County.

That price is very high.
We used RJ Construction for our primary home in Morris County during March 2024 with GAF Timberline HDZ Shingles (25-year warranty) and two GAF dome roof attic fans installed for $8,950. Also did our Rental House roof ten years ago.

Seems high = I always get 3 estimates and try to stick with local crews that can point me to a recent job in the area.

I just had my roof done last year and paid 14K so 26K is really high IMO. I'm up in bergan county and used Carlson Brothers but I'm not sure they would service your area. But anyone up by me I would definitely recommend them.

As with most contracting jobs you are negotiating on skilled labor and profit margin...the price of materials do not significantly vary where the roofer is obtaining shingles... i would make sure they are insured and ask for there most recent 3 jobs they completed as references. Too many times contractors have go to references, so ask for the recent jobs besides who is in the rolodex..

I used Double D construction out of Piscataway. Very reasonable price, did excellent and professional work. Would use them again. However, I had it done in 2018 and I recognize that costs have gone up since then.
Used them to replace the flashing around my chimneys and very happy with them. Will most likely go back when it's time to do the rest of the roof.

Last roof I did was a double tear off single story ranch about 25 squares. 30 year architectural was $12,000. But was in VA. Had another price for $14,000 from a good crew in OBX. Get more prices. NJ is higher but not double.
