OT: New Brunswick train station getting a facelift

Big news ! That area of NB has been seeing massive generational investment. Excited to see how it all comes together in next 2-4 years. Really hoping the investment continues down Easton Ave and improves the off campus quality of eateries, resturants and bars/entertainment for RU

Would love to fix up Easton Ave.

Corner Tavern corner too big and important to be vacant.
Make it a nice entrance to RU too.
Rutgers needs a bigger resturant / bar on Easton that serves acceptable food.
stuff yer face is great with the indoor and sometimes they pretend to be outdoor . And their food / beer is good enough for college fare.

Dariel Djabome, Rutgers linebacker and team captain, recommends 25 Burgers on Easton. Next time I'm in town I'll grab a burger there. When I walked from train to stadium for Miami (OH) last week, I checked out Easton and was nice to see Hole in the Wall and Cool Runnings still going.

Funny thing is the best burger place I've been to was Mondo Fritz in Montreal, Dariel's hometown. I returned to Montreal to have a great burger with fries but when I showed up, Mondo Fritz was closed. Place shut down due to disruptive repairs of Boulevard Saint-Laurent.

I have had ideas to raise $100,000 to plant trees all the way down Easton Ave from St. Peters Hospital to the train station. I've done the calculation and I think that's what it would cost. Might run it by the mayor when I see him next.

RU deserves a healthy and classy Easton Ave.

we need at least One bar .. just one that is at least bigger than a tiny nyc 1 bedroom apt !

a multi floor bar with space to breathe (a rooftop even! ), live music every once in awhile, while DJ plays on another floor/room, editable food for adults from 12-9pm, on Easton Ave would be iconic

seems like you have to go up on Easton because of the density of the buildings and nearly impossible to acquire more than 1 lot adjacent to each other.

Stuff Yer Face really needs a remodel and upgrades with new TVs all over, especially in the bar area.

They have to find a good bar/restaurant for the Redd's Biergarten space in the Gateway next to the train station. That's a prime location that's been vacant for almost 3 yrs now. Rent is probably insane but does anyone know if there are plans for that space? The new building is up where Teresa's used to be. The owner built it himself to save money (eye roll) so it took him 3 years to build it. He's almost done. I renovated the apartments next door to Tacoria and then I built 5 more apartments above Mamoun's where an old salon used to be for another owner.




I also rented out the Baked Bear at 72 Easton (something a little different for that area at least (yes I know Thomas Sweets is there too).

Corner Tavern they want too much money (story for most of NB) most owners think their 150 year old house is worth far more than it is but then someone comes along, buys it and squeezes a little more blood out of a stone. No one is buying that corner for right now though.

Downtown does better than Easton Ave. Easton is fools gold for many businesses. The students are only around 7 months a year. Rents are super high and most of those landlords don't put $1 into their buildings, it's tough but I have personally changed several buildings on Easton in the last 5 years and I am serious about that tree proposal although @SF88 disagrees with me because he thinks the students will break all the trees but I don't see why we can't try and NB has to remain looking ******.

I have also been building or gut renovating 2-3 houses a year in the student area on average sometimes for myself or for clients. I'm trying to crank that up to a higher volume but it's hard.

Lastly, the Redd's space that location idk...rotating door because students won't walk there and pass so many other places and the doctor/lawyer crowd downtown won't either. It was a construction management office for the HELIX for a year or so, not sure if it still is.

love the insight and love that you’re one of the people putting investment into NB and showing some pride and greater vision. Too many property and business owners appear to just let their places fall into disrepair and not spend any money or creative effort to keep it decent.

I’m in real estate and own a plumbing company , so I love and appreciate those who are trying to make neighborhoods a better place !!!

Most towns have tree funds. When a developer takes down trees to build new building they need to provide trees to be planted else where. Not sure if NB has this program but if they do, that would be a good place to start. I know Edison and surrounding towns have these programs.

Why won't they go there..doesn't seem that dangerous of an area

It’s kind of out of the way (college kid out of the way, not normal person out of the way) and outside of the student off campus center.

I think if Easton Ave apartments had a heavy undergrad presence AND it was a place that had a fun reputation then maybe it could draw the undergrads. But honestly I think a place with decent food should be able to survive there without the undergrad night life

Easton Ave Apts are no longer all/mostly undergrads and fun? Those used to be the dorms everyone wanted and the gym was much better than CAG so many would walk a lot further to use it.

It's not the area, my guess is too many other similar options they need to walk past (Queens, Golden Rail, Scarlet Pub). If you get a place in there that kills it with marketing and experience I am sure it can do well. I don't know how Roosterspin does well tbh I have been twice but underwhelmed both times.

I used to own 94 Guilden and rented it out to college kids back in the 80s and 90s and even then parents were who I dealt with for $$ and other issues that arose. Parents paying the bills want to be aware of what’s going on

I currently have 2 kids at Rutgers. My older daughter is a Junior and lived in the Verve last year. The place is very nice but it’s expensive and the management suck. They nickel and dime kids to death and the parents pay the bills. They are extremely difficult to deal with. I tried to have my kids handle all discussions but management doesn’t take them seriously.
If rent was cheap it wouldn’t be a big deal but $1500 a month per kid, plus another close to $100 a month in utilities. They charge $200 for a parking spot etc. and it goes on and on.

Our kid at a different college in Connecticut asked us to review his lease in his junior year, and we said it looked good. All interfacing with the landlord, a realtor, was handled by him. He's an adult and can handle his own affairs.

Holy hell some of those places are bad. My daughter and her friends all have good heads on their shoulders and now have advanced degrees or are working towards doctoral programs but when I saw the place they signed a lease for my faith in the future was shaken.

I hope RU is not footing much of the bill for this partnership. I really don't think any student willing to take the train needs an expensive but cheap new facade. RU's dollars are better spent elsewhere.

No, this was junior year, 2023-24, school year. Renewed lease on his own for 2024-25. Handled everything himself for 2025-26, but did ask us to review the lease and see if there were any red flags.

Dude have her look at our website NOW www.tvdhousing.com. The nicest and I mean nicest luxury student rentals we have get taken in the next couple of weeks (one unit got taken over the weekend for June 2026). We are building a new construction 2 family on 74 Sicard St that is priced like the Verve but its brand new, with parking, better location and you don't live with 600 people. It will be ready for June move in.

I am proud to say I have convinced several people to fully gut renovate the houses and I do it for my own houses, so we have about 25 units now that are "luxury" where we gutted everything, got rid of the knob and tub wiring, galvanized pipes, actually put insulation in the house, new siding, windows, AC etc. Those fly off the shelf when we try to rent them. Here is another one we did construction on and sold this year for a client

As a lawyer I would expect my kid to show me their lease. I even have friends that show me theirs. I would expect a college kid to read what they sign, but not necessarily the process.

Interestingly enough, RU recently began an Urban Forestry program over at the College of Biological and Environmental Sciences. May be a good tie-in to the community for them?

I am proud to say I have convinced several people to fully gut renovate the houses and I do it for my own houses, so we have about 25 units now that are "luxury" where we gutted everything, got rid of the knob and tub wiring, galvanized pipes, actually put insulation in the house, new siding, windows, AC etc. Those fly off the shelf when we try to rent them. You helped me out 5 or 6 years ago when my kid was looking. I also have a cousin who was a New Brunswick police officer who steered me away from the areas that were quite bad. Ultimately, the kid stayed in campus housing, graduated, and is doing fabulously in life. Rutgers can be a "hard" place to navigate, but I appreciate how it is a precursor for life, and you can learn a lot dealing with bureaucracy, landlords, and life in a small city.

Question for you- with all of the development around the new cancer center, will the old building that was formerly The Court Tavern survive? Currently, it is a vegan restaurant, if it is even still open, which is sacrilege to the place it used to be.

I would also look into RWJ/St Peters. They likely have community health departments that often have a program dedicated to funding city green space initiatives. Their missions may try to serve other less well off areas of NB, but often there are mixed funding projects in these programs where you could address an area like Easton Ave paired with another underserved area of the city.

Love the Knight Club and Olde Queens. A real big sports bar in a B1G town would be nice. Hell, I’d settle for a Buffalo Wild Wings.
