About to start renting a 2 bed, 2-1/2 bath apartment. 1-1/2 miles from campus. Sleeps 6. We will advertise on Airbnb, Craigslist and Facebook.

Need some tips and suggestions on price per night(non-sports).
Also, would love some tips on liability. This unit does have stairs so we want to cover our ***.

Thanks fellas!

Never hosted on AirBNB, but my gut told me that they likely provide some type of liability insurance when you host through them, and it appears that is the case.

Now, AirBNB is going to charge fees that cut into your income, but to me I'd still do that over trying to rent it out through Facebook/craigslist.

During the week its a soft market, you will take whatever you can get unless there's a game during the week. 1 BR's rent better during the week than larger properties. Hotels aren't near full either during the week so lots of competition but it will still rent some but the price will need to be more like a single hotel room if you want to fill it.

For nights w/ sports you can reverse that trend and check hotel rates for the same # of people and I believe price it a little more than what the hotel will cost because you SHOULD be offering value over what hotels have, i.e. ability to cook, convenient parking, a private deck or seating area, etc. Negotiate w/ whomever stays w/ you and offer them discounts in the future for coming back. Offer a discount for Friday and Saturday if there's an early game like this weekend because a lot of fans won't stick around this Saturday night after the early kick.

We've got a mother in laws quarters type area that we've successfully rented out some, depends if we have a big crowd staying w/ us or not on game weekends and if the kids come for the games or not. Put some bottled water and coffee in the refrigerator for them, fill up a candy dish, have a grill w/ charcoal/gas available, put out a map of the area and a list of restaurants and grocery stores. Put a programmable touchpad entry on the door ($70-$125.00) that can be changed after each guest leaves, keys are a hassle and can be duplicated and w/ the touchpad you don't have to be there to check them in. If you don't do that you can hang one of those real estate agent type lock boxes w/ a key inside it and change the code to get it it every time, that way you still don't have to be there to check the guests in. Good luck, it can be rewarding financially but can be a hassle too if not done right.
