hey guys I'm purchasing a house and I'm down to two loan options. Would really like some help with someone with a financial background. If there's anyone here that would like to give me some of their time I'd greatly appreciate it.

Do a conventional if possible. The goal is to eliminate mortgage insurance asap. The rate is the next thing to try and minimize. Don't be lured by FHA.

HOF Roy Williams says "Buy a house, and to help pay the mortgage by (renting) to former players who use illegal drugs there and get caught with them. The media in NC will not cover it and you will be fine.

How long do you plan on being in the home?
Either put 20 percent down or do a 80/10/10 loan.
If you are planning on moving within 5 years you should consider a 7 year ARM.
Watch out for Ticky tick fees that lender may charge. If seller has current survey I would save that cost.
I would get home inspection ,termite inspection and radon inspection.
