Been a while boys...
  • After dad passed, I decided I had to find something to pour myself into as a distraction... so I joined a country club last may, my initial golf handicap was established (almost a year to the day) as a 23.4. After 130 'posted' rounds in the past 12 months (probably played in an additional 20-30 non-posting rounds) I'm down to a 10.4 handicap (10.2 is the lowest I've gotten). I still haven't broke 80, but have several 81s in my bag. helluva grind and loved every minute of it.
  • No idea why it took me so long to get on Kendrick, but damn he's so good. I could listen to DNA and Humble back to back all day and every time that beat drops on Humble it is an insta-adrenaline shot.
  • If you liked Trailer Park Boys and haven't seen Letterkenny, fix that. If you like Letterkenny and haven't watched the Shoresy spin-off, fix that, it's better than Letterkenny IMO
  • Couldn't be happier to see the Vols lose this past weekend, living here you'd think they were a decades long baseball dynasty the way fans have been acting... of course, now that they've lost it's as if baseball is no big deal anymore and they never took it too seriously. Worst fanbase in America and it ain't close.
  • I've gotta think Mingione has to be at his end next year if they don't make the tournament. It's pretty indicting that he beat UT twice, had all those wins vs. top RPI teams but couldn't beat the teams he should've. That's a coaching problem.
  • Working downtown in a city is the best... walk to various food trucks or market square for lunch. a few blocks away for an afternoon coffee or iced coffee when it's unbearably hot
  • Huber-pumped for this football season, I really think this team is set up for a monster season and fully expect an Andre Woodson-esque season from Levis. Stoops gotta keep em healthy though. Biggest concern is the defensive backfield, but we might have the best LBer corp in America so hope they can mitigate that weakness.
  • I'm sure it's been hashed out 896 different ways on here since the St. Peters loss... but I'm just tired of Cal. I'm not saying he needs to go and I'm not saying he's not the best choice for UK at the moment, but damn. It's been really tiring and disheartening these past 5+ years. I am just saying I wouldn't hate the change if he decided to either retire/NBA. Get back to a final four this year and that all goes away though /obvious.
  • There are words in the English language that are spelled and sound way too close to a better option. Hunger Pang? it's a pain, why not Hunger Pain. Champing at the bit? Chomping works so much better. Taught instead of tight is another one.

We started designing February 2021.
Well there’s your problem. Unless your family has some really idiosyncratic needs for living space, the program of the house you ended up with is already a “solved problem” that you could’ve picked out of a catalog and tweaked in a day’s work at most.

A large (and unnecessary for design’s sake) portion of the custom home building process is the owner paying for the experience of “playing designer” and strolling through the garden maze of design choices. In actuality, this maze always ends up at pretty much the same location, no matter what “facade frosting” or shade of grey was chosen for fake wood flooring, IMO.

All day long my BIL does plans for 2-3 home builders. He's developed quite the gig out of it. Flips the floor plan, labels it a new name and he's got 2 new plans out of one. Does about 6 total per development. Rinse and repeat and all cash, under the table.

-unless you're building in an *old* neighborhood where you need your house not to stick out like a sore d*** or on "land"...go with spec plans. Get weird with the finishes/fixtures/appliances, imo.

^that said pet peave is newer type spec homes being built in classic/established neighborhoods. So you built a mcmansion in a venerable part of town?enjoy selling it *well* below market value per sf...shoulda just lived out man o war (nice neighborhoods available) instead of shoehorning that thing downtown.

How the hell you been designing for 15 mos??? We did our design work with the architect and it took about 4-5 mos. Granted we had a good idea of what we wanted at the start of it but I can not imagine taking that long on designing the damn house.

^said it before if it weren't for rednecks and mexicans...we'd be screwed. Consultants/middle managers/lawyers/salesfolk are bad at raising food/building shelter.
I've worked and been around plenty of Mexicans. They're tough.

My wife found our “dream home” design on Pinterest after looking for 48 hours - called the company (Starr homes based in Kansas City), paid the company 5,000 dollars for the blue print, and then we gave it to the architect who tweaked it for the lot and changed up things to make it more fitting for our area (we removed the pool but added a deck, etc) as well as the grade of our property (our lot is not flat). This took about 3 months total for them to fine tune it and get it to the structural engineers etc to price out.

Im a regular GYERO poster, not a moron. Trust me, the delay has nothing to do with a mistake I made. I’m building a large, very fine home in 2022. It’s literally the worst time in the history of this country to build a house.

It’s a solved problem: A follow-up Pinterest search with “Sloped Lot / Hillside Lot” in the search field would’ve saved you time and money (design tweaking fees, etc.). 🤷‍♂️

WELL THANKS FOR THE TIMELY ADVICE JOEY!!!

I mean it’s just been yakety sax in every process. After designing it took the structural engineer (and whoever TF else) like 3 months to get the quote, which I also think was a stall by the builder as lumber was 1500 and at its peak in the middle of it and he wanted it to come down to not price me out. The bank took 3 months as halfway through my credit check expired and they didn’t realize because the underwriter had staff shortages and the assistant position for people who normally check that was not staffed so I literally had to do two home loans. Windows were 34 weeks out. We had the worst January and February weather wise up here in 10 years and March rained 25 out of 30 days etc etc. Its just been a nightmare. A very boring to read nightmare that I don’t want to clog GYERO with. I should’ve posted all this in the building the house thread I made 15 months ago anyway so I could read my ignorant optimistic posts from when I started it.

Sounds like that monstrosity built near Chinoe and Ashwood that tore down a perfectly fine house and replaced it with a "modern" grey and white house with a crooked garage.

We are now building 1MM+ sf spec warehouses where the developer purchased things like the roof assembly materials and structural steel packages a year ago without having a design or site to build it on. This gravy train will surely last forever!

I have a lot of realtor clients/friends, and one thing every single one knows with absolute certainty is the market is a hockey stick pointed up. No question at all. Not a chance in hell at a downturn.

I about came unglued the other day with two ladies who jumped down my throat at the mere mention of a slight blip.

Zero chance, and of course they have data to back it up.

It doesn’t get any hotter here where we are in FL than KY for the most part. Usually our highs are around 88-93, which is fairly similar to KY. The diff is the length of the summer season. Basically from mid May through early Oct we have those temps.

June has been one of the more pleasant months weather/temperature wise the last few years and this year it's going to be 90+ 16 of the last 18 days. Don't want to think about what July and August are going to look like.
