Clown, sounds like you may be talking about a "like-kind exchange." There is a tax advantage to doing that but you have to follow the rules closely to get the benefit. Definitely reach out to someone experienced in real estate law.

-saw a couple of frat bros I hadn't seen in 15 and 27(holy ****) years...along with a few that i haven't seen since covid. Saturday evening. Papis for dinner/green lantern for indie rock/cci for nightcap=not in bed til 2. This is not what I'm about these days...it was nice to drive/"look after" them as this was decidedly not the case when I was a ute.

^the 27 year guy is a blueberry farmer with no cell phone. That's pretty awesome.

-after spinning yarns/reminiscing we vowed to keep in touch. Fingers crossed.

-Friday night was 18+ doubles league...lost to some kids in a 3rd set tie break. It'll get better.

-osaka off Boston for dinner w/ friends after match. That place is cheap and very good.

-Sunday: dad's 79th at my older brothers farm. His gal's family all in attendance...man she's great for my brother, I don't think Mexicans buy this "introvert" stuff. "Las mananitas" was sung with vigor after the bday song...dad was touched(no gyero).

-whole deep fried tilapia, rice and beans. Good stuff.

-her brother brought us sugar that was grown/cut/processed at their family farm outside of San Luis Potosi. Really cool.

-there is life after basketball, gang.

Landed in Vegas on Thursday morning, as most of you know, within 8 hours Cal had ruined it. Watching games with non UK fans is just stupid. Played roulette with Kenny Mayne for a bit. Gambled more in three days than I had the previous 5 years combined. Depression gambling I suppose.

GF flew in last night and we are driving to St. George, Utah. Looking forward to seeing Zion and the north rim. Never been to that part of the country to explore.

Some of these guys who are great floor coaches only need our brand to take it to the ultimate level. Whenever the time comes I hope it’s a guy like that.

My 85 year old Grandad had some thoughts on my weekly phone call with him yesterday.

-Calipari can’t coach. And neither could Joe B.

-Murray State “took a screwin’” against the Bible college.

-Said he went to New Jersey once back in the 50’s working for a trucking company out of Detroit. Everyone was a “Yankee son of a *****” and the whole state smelled like ****.

I’m throwing myself into work and baby prep and everything but Kentucky Basketball. Too depressing to think about it anymore.

* Purdue has been my pick for a couple months now. Jaden Ivey is a superstar. Zach Edey is the biggest dude in the entire field. And the Euro dork has that old-guy-at-the-ymca old man game that can just drive you batshit crazy.

- does JVC realize how problematic it is that a 24 year-old, 5th year senior and 2,000-point scorer somehow became a trigger shy headcase? If that is so, then he did a terrible job of hiding it the previous 120 games.
- who do we return next season that we're really excited about?? I'm pumped about Daimion Collins, but he's far from a slam dunk.
- that fat loser better hit the free agent wire hard.

* How terrible is Uber Eats? I mean, yeah, I'll use it in a pinch. Glad it's an option. But this much is basically guaranteed.....

- your order will be incorrect, and there's no real way to fix it (the driver isn't responsible, Uber is just the app, and you can't really get ahold of the restaurant. You just kind take whatever they give you)
- the driver that shows up is NEVER what's listed on the app ("Joe" is arriving on his bike......then a husband/wife combo rolls up in a 1988 Dodge Caravan missing the entire front bumper)
- despite the $0.49 delivery charge, somehow it ends up costing 2x as much with all the taxes/fees/tips/add-ons/etc

~ Glad UKAA managed to track down some lowly PR intern to flip Cal's statement over a weekend. No more than 1 sentence would have sufficed. "My performance as the head basketball coach of the University of Kentucky was unacceptable, and I will do much better..."

~ Things I never want to hear Cal say ever again: (i) "I haven't seen him...;" (ii) "We [INSERT EXCUSE], and still could've won...;" and (iii) "You don't have to make every shot, you just can't miss 'em all..." And stop acting like a deranged sociopath on the sidelines.

~ I think we'll know pretty early this off-season if Cal intends to change his offensive philosophy. His sales-pitch to transfers better be: "The new Kentucky will space the floor and score a ton of points." If we start whiffing on skilled 6'4" - 6'6" scorers from the portal, strap in for another season of "floppy" and Keion Brooks shooting mid-range Js.

~ Either get ENG an acceptable wardrobe or tell him to GTFO. Had enough of his goofy-big-***-head trotting around Rupp like its his personal fashion show. Graduate Assistants should be seen, not heard (and rarely seen, if at all). Follow Chin's lead, style with the right amount of flair.

~ TyTy was a trainwreck in most games played away from Rupp. A few notable gems: Duke 9pts (3-14), @ND - 6pts (3-7), @LSU 5pts (2-9), @TAMU 8pts (3-10), @KU 2pts (1-9), St. Peter's 5pts (2-10). Only failed to score double digits in 1 game played at Rupp. I know he won't return , but with NIL $ on the table, he probably should.

~ It's been said plenty, but bares repeating. Oscar deserved better. I'm honestly not sure how his game will translate to the NBA (a utility guy like Dennis Rodman seems like a good comparison), but I'll be rooting for him.

~ There will never be a day we look back on this Shaedon Sharpe fiasco and think it was OK for Cal to use UK basketball as a glorified over-night camp for a lottery pick. Sure glad that MFer could pocket NIL money and not give the program a damn thing in return for it.

~ KHSAA playing the Sweet 16 semifinals and final on the same day is incomprehensibly f*cking stupid.

Some of y'all really need to get a grip with this NIL situation, and maybe hold off on speculation that players will stay in college because of it. At least, until it actually happens for the first time in history.

TyTy is set to make about $3.5 million/year in the NBA. That's a hell of a lot of NIL money to make up as a college kid, especially considering (and it seems most are forgetting this) --> they're allowed to make NIL money as a professional, too.

GYERO tax law help - I have a lake (Laurel) lot that I’ve owned for 18 years. Never ended up doing anything with it. I paid 5500 hundred for it, but I got an offer of 35,000 for it last week.

A few years ago, I bought more land, in the London area. Just a small farm. I still owe about 20,000 on it.

If I pay that note off with part of the proceeds, from the sale of the lake lot, can I avoid capital gains tax on that amount?

Further, if I take the remainder (or all of it if don’t pay off the note), and start building a house on the small farm, could I avoid taxes on the entire 35,000?

if any you GYERO law dogs have good advice or a plan for how to handle this, I wouid of course, actually, you know, PAY you for your time.

No to the first part.
You can't do 1031's on existing property.
The whole purpose of 1031's is to reinvest in the economy. Your reward for that is avoiding taxes.

You can set up 1031's for new construction. What I can't answer is if you could do new construction on an existing lot. That's a new one for me.

I'm going through a 1031 right now, only have one day left to identify something, doesn't look like it's going to happen.

There are a TON of nuances and rules. The ONLY attorneys who can answer questions about it are Certified QI's( qualified intermediary).
Call an attorney office that does real estate closings and ask to speak to their QI for 1031's. He/she will be able to answer in 10 seconds, and most likely not even charge you.

Appreciate you reinforcing my ultimate conclusion (that I conveniently underlined to emphasize). Let me repeat, I know he's gone.

Of course, NIL $ is not going to be comparable to an NBA salary. But, this dude is cruising in an NIL-paid Porsche and also locked up an NIL sponsorship with Gatorade. Let's not act like he's living in squalor at UK.

If TyTy locks up a lottery pick, he should go and not look back. But I'm struggling to see how a GM makes a compelling case to take him in the lottery. Standing at 6'3", he's a PG/SG tweener in the NBA, but isn't really great at either role. He has marginal quickness, average handles, decent court vision, and struggles create and hit his own shot against a set defense.

As a comparison, it took Malik Monk 4 years to go from a lottery pick to a serviceable player in the NBA (and arguably only because the Lakers' roster is a **** show). Monk's stats at UK reflect that he was more NBA ready when he left than TyTy is right now.

BASKETBALL DEPRESSION SETTING IN RANDOMS:

- It's not a new phenomenon, but the collective bed-poopin performance of the SEC teams really stuck out to me this year. I don't know how it gets fixed, but the neanderthal bruiser basketball played by most of the league this year looked particularly antiquated next to the more open offenses and actual defensive sets put out by the mid-majors. It wasn't a high scoring game, but watching Houston, for instance, was a breath of fresh air after the trash we saw in SEC play all season. I know Cal won't take a look at that and ask some questions about how he's doing things, but I wonder if Pearl, Oats, Barnes, etc. picked up on it. I dunno, maybe to win in this **** league you have to play football on the hardwood. Harumph.

- I can't be the only one seeing UNC this weekend and thinking they are looking suspiciously like UK in 2014.

- Still, 98-69.

- K sold his soul to Mephistopheles. As my dad put it last night, Izzo forgot you have to do everything exactly right to overcome K's Satanic Majesty, and Magic Johnson ain't walking through that door.

- This tournament has featured a lot of losses by teams I like (well, "like," better termed teams I don't outright hate) in gut-punch fashion. I need that trend to reverse this weekend and turn into heartbreak for all the teams I wish death and destruction upon. Please, basketball gods, I know you hate us right now, but...please.

- When the officiating is so rancidly bad that even the announcers have started to call it out, I instantly start to question the contents of certain individuals bank accounts post-game. It's one thing for officiating to be horrific on both sides, but when it's so obviously one-sided at crucial junctures...I'm sorry, there are only nefarious explanations for that. Again, I don't know how you fix it, but something has got to change.

- I don't want to hear a cotdamn word of speculation that any of the players we want back will be back until the deadline for declaring has passed. Just stop it.

- I listened to an episode of Crime In Sports this weekend about Leon Spinks. Apparently, in addition to being a relative nobody who took the heavyweight title from Muhammad Ali, Spinks had an absolute gargantuan schlong. Per his ex-wife, it couldn't stand up by itself because it was so heavy.

The reason I mention that bit of trivia is so I can say I hope JVC chokes on a bag full of Spinks dicks.

ON A BRIGHTER NOTE RANDOMS:

- The turn in the weather really helped lift the cloud of depression (obv not basketball) I've been muddling through for most of the year so far. Maybe it's short lived, but I desperately needed it and I'll take another round of False Spring at the moment.

- 3 weeks to the biggest meet of my life, and the last one for a while. I'm not prepared to call it a retirement, but I know I have an extended competition hiatus coming and I'm verklempt about it. Still, very cool to be where I am given how I started (I will more than DOUBLE my competition squat from first meet to ninth meet).

- The new Ghost record has made all my 80s metal revival dreams come true.

- Except Monk but rumors say he has problems with Arby's fish sandwiches.

- Either a catastrophic failure or pilot suicide.

- We need a player like Zeigler from UT but not sure a short white kid from KY will suffice.

- Not one thing is going to change with UK basketball until there is a coaching change. I've tried to hold out hope and trust in our HOF coach, but there is a lot of recent evidence to suggest that this program is heading in the wrong direction and he is not going to turn it around. The brand is stale and he's what, 64?

- Sweet 16 was very competitive this year. The top teams have lots of guys returning (The Jr. class is LOADED with talent). If the right teams and players make it back next year, there could be some Richie Farmer/Allan Houston vibes going on in LEX.

Also, they need to start rotating between Lexington and Louisville, imo.

- Was "offered" two different coaching gigs this past weekend. Don't think I'm ready to start another rebuild, gang.

- Lots of tweets from Jason Frakes about how low scoring the S16 was this season. He is an advocate for a shot clock in high school (which is ridiculous) and is also becoming an insufferable douche (like so many others in his vocation). The reason that scoring is down is because possessions are longer in the post season. Longer possessions = fewer possessions. GRC can guard all over the floor. WCentral can guard all 5 guys all over the floor. Good teams that make the S16 usually have good PGs that don't turn the ball over. So it takes a while to get a good look against elite defenses like that. Put a 35 or 40 second shot clock on that and you'll have more dead ball turnovers, worse shot attempts, worse shooting percentages, worse flow of the game.

-On the road I typically go back to my room and order room service while ignoring texts to get my *** out an party.
-Thursday I deleted twitter, cussed a bunch, didn't watch any more until Saturday night. I'm leaving twitter off. It'll be good for me.

-**** those UL chirping bitches. Put them in their place on FB. "Oh, the school that has 3 NCAATs in 11 years want to chime in? Naw, we're good."

-"I'm cheering for St Peter's now." SMH, F*CK OFF. I'm cheering for a quick false alarm pandemic to shut the whole f*cking thing down. Just cancel this *****.

-I'm not sitting here pondering next year's roster. F*ck that. We're in "show me" mode. This year Oscar, being the amazing person and player he is, drug me out against my better judgement. Nope. Not happening again. Get back to a Final Four and I'll meet you there. Tired of wasting tons of time, money, energy on that type of product.

-Friday practiced until dark. BP Sat. Scrimmage yesterday. Baseball in this weather. Shew boy.

-Noticed my wrist was sore af and couldn't figure out why. Like solid sprain sore. Finally dawned on me I had been hitting infield last week. F*ck. I'm in pretty damn good shape all things considered. I can't even lightly hit 50-60 balls without a disruptive soreness/injury. Getting old f*cking sucks.

-Took the rugrats to Pietanna after the scrimmage. Lol, 8-10 of them. Thankfully they had a temp patio setup out back because it was straight pandemonium. We definitely ran off at least 1 family, we were there first. Somehow they found a little alley and were throwing bricks at one point. Insanity. 6-7 dads looking on in horror, drinking cold beers, taking turns trying to corral them into one corner. After the family left we just basically gave up until the bricks started flying. Thankfully no blood or stitchs.

-Surprised me how STL Cards has some really ****** gear. Figured a storied franchise like that would have some great stuff to pick up. False. Pretty disappointing, tbh.

-Chicago Pizza isn't f*cking pizza. We've been over that. Got it, CSCI? We know you are sooooooooo Chicago, but I'd lean heavily on the Italian Beef, and leave the Za to the East Coast.

-Charleston and Nola on the horizon. Two of my favorite cities. Great food lined up already. Hopefully both back close to their former glory.

-Coca-Cola is just perfect. Why do they feel the need to mix with stuff like coffee? (credit: 80)

-Man, I love Spring.

-A Ukrainian Flag N95 mask is the pinnacle right now, isn't it? That's the non-binary final boss.
