Yeah, we were too damn conversative, especially with the little one around. As I mentioned above, we were eyeing a house between 107-117th street on the beach side of 2nd Ave. They were going for $2-3m pre-COVID and by the time the pandemic dust settled they were double and now $6-8m.
Might as well buy in Oahu (likely Ko Olina) for $1-2m and just rent for a month or two in SH for the summers (while keeping our current NJ home). Obviously, this is subject to where life takes our little one.
having a little one would be the perfect reason to buy, having raised our 2 daughters here made them love it that much more. I don't see them ever moving away and we are lucky enough now to have a grandson who lives down the street. I know if we stayed in South Brunswick there would be nothing keeping them in the area. Maybe consider a different town down here instead of the most expensive one in the county if you are that interested, even in Cape May there are still deals to be had. My daughter just purchased a beautiful 3 BR single family in the gardens section of OC for 2.5MM with bay views.
Great post! You hit the nail on the head. We have tried to get out of the very narrow mindset of what we want in SH. We haven't broken through that yet, but you are correct. There are a lot of other wonderful options south of AC on the shoreline. OC is very interesting. Obviously, it rips during the summer season, but it seems to be the only southern shore town large enough that is actually a "real town" year round. Is that true?
Buying the house in Lbi when the kids were 8 and 11 was one of the best decisions we ever made. So many great family memories for those few years. We loved it so much we decided we needed it year round and moved to San Diego. We still go back to Lbi for a week every summer and as they get older I consider extending that to a month or two to catch up with family and friends down there
its very active year round which was one of the reasons we chose it, HS has about 800 kids and primary and middle schools are very good. its quiet enough in the offseason but still busy enough that you don't feel like you are in a ghost town like some other towns. Different parts of town have more year rounders than others, mostly the north and south ends. My old block on the north end was almost 100% year round, where i live now on 36th is about 40% year round.

I remember that. Ocean County (away from the water) prices are the ones I find craziest.
For people who say they love our economic system, they can't wrap their heads around supply and demand.
CA (and NJ) are expensive because people want to live there. Demand. Limited supply, because even if all the NIMBYs went away, you have a lot of mountains that cannot be developed out there. NJ we actually have more space then you think, but a lot of it is far from NYC/Philly/the beach.
Alabama and Mississippi are cheap because few people want to live there. Supply. Lots of land, few cities, few jobs, minimal desire.

The beach in CA much like the beach in NJ is about vibes.
It is fun. There's cool bars and restaurants. You dip in the water but it's not that blue. People have nostalgia.
In the US, if you want to go to the beach to swim, go to PR or USVI (even over Hawaii IMO).
Or better yet, get a passport, and go to Thailand or Spain or Colombia or DR or Egypt.
I was in Maldives 2 years ago. That’s my baseline for great beaches. It’s like being in a dream.
In the U.S., Siesta Key is the best mainland beach I’ve been to. USVI is really nice too.
was in Spain last year, and rented a boat and went around Mallorca. Best experience ever because of no mosquitoes and warm water.

The term “private beach” is oxymoronic. The ocean is public. Everyone has access. Just because you put homes in front, don’t have walkways or signs, walls, gates/locks, secret passwords, tolls, beach passes, sand dunes or a private beach club and no public rest rooms doesn’t make it a “private beach.”
From Maine to Florida, Florida to Texas, California to Washington state, no state restricts access to beaches like New Jersey. Don’t get me started on the quality (I.e. high bacteria concentration) of the water.

So a fee to enter a beach is more restrictive than privately owned beaches? Beaches you have access to for very little fee ( season badge amortized over the entire summer is less than $1/day at most beaches) is more restrictive than no access at all?

I actually tried registering to vote in CA just to see and they don’t require an address to register. I was actually going to put my NJ address in to see if they’d mail me a ballot but it wasn’t worth the possibility of legal issues to hit send
While I too dislike the spirit of charging for the beach, I wonder what would happen if NJ stopped charging for beach access though. Every shore town is MOBBED any nice weather Saturday-Sunday for 3 months straight. It certainly isn't deterring many people from coming. I go to Manasquan - I just can't imagine what would happen to that town if more people tried to come. There's no infrastructure to handle any more people roads and parking wise.

If a voters' signature on the ballot envelope doesn't match what's on file, election officials are required to give those voters a chance to come in and prove their identity so the ballot will count, delaying a final tally further.
What this does is just give the whiners something to whine about like they like to do.
I remember the whiners whining about a Democrat being elected President complaining about wide spread cheating going on that made it possible, but not one complaint about Republicans getting elected in the state, local and federal elections that were on the same ballot.
They didn't complain when 4 years later Jeffry Epstein's one time BFF returned to office with under 50% of the votes in his favor

I was always confused when we first started going to Lbi why everyone on the block parked on the street and not in their driveways. Then I learned it was to keep day trippers from finding parking and crowding the beach. Next level thinking
