I know there were some recent threads out there, but I looked and could not find them. So I'm starting one up fresh.www.on3.com
I remember you talking about itWe had our chance with SH/Avalon just before COVID. Very hard to justify buying now (and get what we want).
Yeah, we were too damn conversative, especially with the little one around. As I mentioned above, we were eyeing a house between 107-117th street on the beach side of 2nd Ave. They were going for $2-3m pre-COVID and by the time the pandemic dust settled they were double and now $6-8m.I remember you talking about it
having a little one would be the perfect reason to buy, having raised our 2 daughters here made them love it that much more. I don't see them ever moving away and we are lucky enough now to have a grandson who lives down the street. I know if we stayed in South Brunswick there would be nothing keeping them in the area. Maybe consider a different town down here instead of the most expensive one in the county if you are that interested, even in Cape May there are still deals to be had. My daughter just purchased a beautiful 3 BR single family in the gardens section of OC for 2.5MM with bay views.Yeah, we were too damn conversative, especially with the little one around. Might as well buy in Oahu (likely Ko Olina) for $1-2m and just rent for a month or two in SH for the summers (while keeping our current NJ home). Obviously, this is subject to where life takes our little one.
Great post! You hit the nail on the head. We have tried to get out of the very narrow mindset of what we want in SH. We haven't broken through that yet, but you are correct. There are a lot of other wonderful options south of AC on the shoreline. OC is very interesting. Obviously, it rips during the summer season, but it seems to be the only southern shore town large enough that is actually a "real town" year round. Buying the house in Lbi when the kids were 8 and 11 was one of the best decisions we ever made. So many great family memories for those few years. We loved it so much we decided we needed it year round and moved to San Diego. We still go back to Lbi for a week every summer and as they get older I consider extending that to a month or two to catch up with family and friends down therehaving a little one would be the perfect reason to buy, having raised our 2 daughters here made them love it that much more. its very active year round which was one of the reasons we chose it, HS has about 800 kids and primary and middle schools are very good. its quiet enough in the offseason but still busy enough that you don't feel like you are in a ghost town like some other towns. Different parts of town have more year rounders than others, mostly the north and south ends. My old block on the north end was almost 100% year round, where i live now on 36th is about 40% year round.Great post! You hit the nail on the head. California beaches are prettyEven in California, is that legal?
Not putting down Farmingdale at all. Awesome little "town" with Howell HS. Cool tiny downtown, proximity to 195/Parkway, and a fair amount open space with the Alllaire SP Woods and camping nearby. Some great restaurants too. But that used to be the cheap place to buy a home. No longer!
Ar you sure he's one or just someone who feels Palestinians should have rights.
Seems like there are some who feel anyone asking for Palestinians being treated as humans with certain inalienable rights are bad people for wanting that..
Dr Hamay was a US Army combat surgeon who served in Bagdad taking care of wounded American Military personnel during the Iraq War.
The man is a true patriot who served with honor in Military Service to the USA
Call me crazy but imagine your area will continue to grow in value.
California beaches are pretty
That’s why they’re free
Biggest disappointment of my life
I was in Maldives 2 years ago. That’s my baseline for great beaches. It’s like being in a dream. The beach in CA much like the beach in NJ is about vibes.
It is fun. There's cool bars and restaurants. You dip in the water but it's not that blue. People have nostalgia.
In the US, if you want to go to the beach to swim, go to PR or USVI (even over Hawaii IMO).
Or better yet, get a passport, and go to Thailand or Spain or Colombia or DR or Egypt.
The term “private beach” is oxymoronic. The ocean is public. Everyone has access. Just because you put homes in front, don’t have walkways or signs, walls, gates/locks, secret passwords, tolls, beach passes, sand dunes or a private beach club and no public rest rooms doesn’t make it a “private beach.”according to AI, 60% of FL coastline is privately owned
Yes, Florida has private beaches. In fact, roughly 60% of Florida’s coastline is privately owned. [1, 2]
How Beach Ownership Works:
Navigating "Private" Sand:
- Public: Under Florida law, all land below the Mean High Water Line (MHWL)—the wet sand where the waves break—belongs to the state and is 100% public.
- Private: The dry sand above the high-tide line can be privately owned by beachfront homeowners, hotels, or resorts. [1, 2, 3, 4]
I can confidently say that you went to the wrong onesCalifornia beaches are pretty

I mean California only has 840 miles of coast line. Maybe he thought he was in Sandy Hook.I can confidently say that you went to the wrong ones
So a fee to enter a beach is more restrictive than privately owned beaches? Beaches you have access to for very little fee ( season badge amortized over the entire summer is less than $1/day at most beaches) is more restrictive than no access at all?The term “private beach” is oxymoronic. From Maine to Florida, Florida to Texas, California to Washington state, no state restricts access to beaches like New Jersey. Don’t get me started on the quality (I.e. high bacteria concentration) of the water.
GO RU

Similar to people going to Atlantic City and saying “NJ beach areI mean California only has 840 miles of coast line. Maybe he thought he was in Sandy Hook.

Ocean County has so much water though that many things seem closeI remember that. Ocean County (away from the water) prices are the ones I find craziest.
The water is frigid everywhere in California. The Pacific Ocean is pretty big.I can confidently say that you went to the wrong ones
If you notice it's people of a certain persuasion continuing to pile on, making it political..Yeah people don't normally recognize when they're part of the problem so this tracks.
Love the beaches here in south Texas. Free, expansive and uncrowded. Ride your vehicle in, pick your spot and park just past the high tide line. Even in winter the water is mild. Watch gulf storms, or water spouts and amazing sun rises. One of these days I’ll get to Starbase but that’s a bit of a haul.
All beaches should be FREE
Looks like Pratt is getting the old late night ballot count squeeze. Raheem catching him from 8 points down to 3. This will be interesting if she actually passes him. Do folks riot?Third world countries with millions of voters have more efficient elections/counting.
They are keepers for sure.
Yes but bear in mind that California has over six New Jersey’s worth of coastline.Similar to people going to Atlantic City and saying “NJ beach are”
As usual, DeadbeatAl doesn’t know what’s going on.I can confidently say that you went to the wrong ones
Gunter she passes him. Everyone out here knows there is cheating going on.Looks like Pratt is getting the old late night ballot count squeeze. Raheem catching him from 8 points down to 3. This will be interesting if she actually passes him. Do folks riot?
