Listed for more than a million dollars more than he paid for it.
It’s an ultra-small set of buyers in State College who can afford that kind of home. I’d have expected it to be newer than a 2002 build for that kind of money given its outlying location in Port Matilda.

It will be interesting to see what it sells for. My guess would be well below asking. Franklin has the money to wait things out, but will he?

It is only a Port Matilda mailing address. The house is less than 10 minutes on the bypass to Beaver Stadium.

It is a very upscale isolated neighborhood with very easy access to State College and is in State College School District.

While the location may have worked for Franklin, who knows about the other several potential buyers?

It used to be that living in the Borough brought a premium. That’s why Sandy Barbour bought one of the last remaining empty lots on Royal Circle and built there.

The north side of town is more built up now so I can see being that far out as less an obstacle than years ago.

Still…there aren’t many people who can afford that much home in the SC market. You almost have to hope for a wealthy alum who wants to park money in the dirt and have a nice pad for football weekends and possible retirement relocation.

It's the most expensive residential property for sale in the area. The other competing properties are:

160 Lower Grandview Rd $2.45 million

156 Brothers Court $2.0 million

171 Manhasset $2.0 million

After those three houses, the properties quickly drop off in asking price to the $1.0 - $1.5 million level.

My guess is that’s A LOT of competition for a small buyer base, unless Campbell or one of his coordinators wants to move into The Franklin house. 🙄

Salaries in central PA don't warrant these prices unless you are a head coach or PSU administrator who makes a shiite ton on of money. If you work remote for a company on NYC or DC area then maybe the $2m price tag is achievable. Only other way to afford something like that is rolling over a boat load of equity from last house, generational wealth, wealthy alum, doctor maybe, or you like a $10K plus mortgage payment

James Franklin and his wife, Fumi Franklin, purchased their Pennsylvania home near Penn State in Port Matilda for
$1.48 million in July 2014. The property, located on a 2.14-acre parcel, was acquired in an off-market deal shortly after they sold their Nashville home
