The worst part of that commute is Route 23: single lane each way, lots of lights, and a volume of traffic that will make you scream. That being said, it is a good community in a nice area, a stone throw from Valley Forge Park.

Moms is from d town so I know it but I’m looking in the newtown square ft Washington area
Ft Washington area very crowded and industrial and used to flood all the time by the TP interchange and 309 area. Traffic sux most times. Then again it has bee 20+ years since I lived in Ambler(which is right next to Ft Washington) but do drive thru there about 1-2x a month. I would opt for Newtown Square but farther away from the city. Living in Amble was nice when we were younger because we could hop on the R5 and be in Center City in no time. Ambler is another town on the upswing with nice restaurants and shops(it was pretty much another PA rundown town when we lived there in the early 90s however the Amble Caberet had some awesome local bands playing). Phoenixville is nice area and coming back from being a rundown town like Doylestown used to be(80s).

FT Washington is no more crowded or industrial than the other towns listed. . The turnpike is a big dam and it causes the flooding.

Where is downtown Ft Washington? Pennsylvania Avenue? The other towns have a true downtown and much better vibe then Ft Washington. Ft Washington is more of a Turnpike exit/office complex then a place to live.

There is no downtown but that was not your previous point. Was it?

Your current point is dumb. You went from ft Washington is overcrowded to it isn't a good place to live. Ft Washington has easy access to flourtown, ambler and so on. Most people don't actually live in the towns. They masses now live in suburbs surrounding the towns and cities. There are some people with ft Washington mailing addresses who live closer to the ambler theater than people up by temple ambler.

You're dumb!! (Sorry channeling my kids in an argument). I spent 35 years of my life in that area and Fort Washington was just a place we went thru to get somewhere else. Fort Washington mailing address is very different from Fort Washington proper. I would consider the place you mentioned more Ambler/Upper Dublin then Fort Washington. Please see the image I posted of the map of what I feel is Fort Washington proper which has been built out and very commercial/industrial to me. My personal preference would be to not live that close to major highways(noise, hum of the highways constant) and industrial parks(traffic). I knew people who bought houses near the turnpike and can't even sit on the back patio and talk it was so loud. Just saying the towns mentioned are very different then Fort Washington and in my opinion less crowded and industrial. Unless of course you are talking about Fort Washington post office which expands into the less crowded and less industrial areas of Upper Dublin Township. Mondauk Park is a nice place in Fort Washington but after work good luck finding a parking spot. I have nothing against Fort Washington but it just not for me because of those reasons I listed.

Unless I was actually IN the boro (think between the courthouse and the swimming pool in D town for example) I’m not overly concerned about having a ‘downtown”.

Are you Yogi Berrra's corpse? Nobody lives there anymore, It is too crowded.

Don't live in a town along the turnpike but live in the next town along the turnpike??? There are highways everywhere. You can live in a town near a highway and not live next to the highway.

I did live in the boro of D-Town for a few years and it was nice being able to walk downtown for stuff(Pubs, Restaurants, etc). Also lived within walking distance of downtown Ambler. Also live in walking distance of downtown State College although it is a very long walk but doable, purposely chose to not live on the side of town that has the 322 bypass because of the noise. Just giving some background on my experiences and why I am not a fan of Fort Washington. As they say, to each their own or whatever floats your boat. Plus I am really bored at work. :cool: 😂 🤷‍♂️

Our first apt was a tiny second floor on main st down the hill from the courthouse in the baldasari house. Good times, 23 yo and broke as F

47 minutes is an easy peasy commute into a big city imo. 22 minutes x 2 = 45 additional work minutes

If 3.2K will work for 3 families ... on that zillow there's a 4 BR, 2K SF house for only 475K coming to market ... why not just have one of the successful kids buy that, and the other one buy a similar property and ... boom ... everyone is happy?

The property would be subdivided and we’d build a little grandpa rancher, giving the kids the “main” house. They want to stay in Philly as long as possible (due April ‘27) I’m guessing we have 2 years til baby 2 is cooking

Too easy, but moms wants a family compound. You need to search for properties with acreage where they can build a mini-Williamsburg or Jamestown (within reasonable commuting distance to center city Philly). All for under $$$? 🤷‍♀️🤷‍♀️🤷‍♀️

I grew up not far away and my memory was that it was on the rough side. I thought it had improved. What was undesriable?

Might I suggest going a bit to the south and checking out Malvern. Good access to Amtrak into the city. Just past the Main Line, so nice but not too snooty.
If you want something larger, West Chester is not much further to the southwest.

Ardmore is sweet , but the property values are going to be pricey for what you’re describing . Vibrant shopping and restaurants, new train station stop .
A clear no is better than a maybe . Cross off P-ville and move on.

Moldy basement, so far from EVERYTHING, no yard, all this for 1.2 ffs. I wouldn’t pay 500 for it.
