The remediation work to make that site approved for residential/commercial use would not be insignificant.

With these types of projects remediation is frequently the easy part,... Biggest problem is that the intended customer doesn't have the ability to fund the operational facility,... The community financial lifeline required to fund never ending operating expenses is usually what brings on the death knell.

I must be missing something in the article, but isn't using tax credits, TIF programs and courting investors how these things work over in conservative land as well?
Typically those types of incentives are added on to a financing package the developer puts together with a financial institution. This woman has not indicated that she has ANY private funding.

Edit to add; in the gofundme link she says she has saved the cash to buy the building. Seems like a lot of other dubious small buisness attempts that seem to happen all the time but don't draw ire based on perceived political leanings. Maybe it were a baby boutique, restaurant, salon or a gym it wouldn't be as controversial.

Feel free to be an optimist. I've been watching alleged rehab development in the Quad Cities for literally two decades now and have a pretty good idea of how this is going to play out.

Im not optimistic about her ability to make it work, but I feel the same about most new small businesses. They fail all the time no matter who the owner/operator votes for.

I just don't see how this is any way a liberal trait or political at all.

She should try a bead store or sell poorly made custom cnc yard signs with powder coating.

I feel like wanting to go through all this for a non-revenue generating venture for the "good of the community" is a lib trait.

For me it's the "I just got done living in a van for two years and am now in my folks' house and Hey, that empty abandoned building that no reputable developer has been able to make a business out of for 25 years seems like a good place for a community-focused something-or-other I'll figure out later" business "plan" seems extremely hippy-dippy (thus likely liberal) to me.

I assumed that's what she's doing since it'll be a community center. She pretty much only talked about getting funding, not how she'll generate income.

Community Center
A facility funded by the community that provides a place for people to meet and socialize at little to no cost to the participants.

I don't believe it has gone before the city council yet. I presume it is at the economic development department level - likely the reporter saw an item on a committee agenda.

It almost seems like there might be a relationship between the van lady and whomever decided to make a story of it. It all reads pretty unremarkable and sort of unprofessional.

Gretchen is a very young, but quite skilled, reporter.

To me it reads like she heard about it, though it was super cool, so wrote the story from that angle without doing enough due diligence about funding/financing/business planning etc.

The story desperately needed more sources - particularly from the city of Rock Island.

If I were editor over there, it would not have run in that incomplete state.

The first is a whiskey bar where every seat in the house is a coin operated horse, called Juice and Goose. The waiters will be in @ssless chaps and for 2 quarters you can pinch 1 bun. There will also be a community garden adjacent to the parking lot that we call 'The Feed Lot'.

My second idea is a green space featuring a beer garden, kiosks for local vendors and 1 bocci court that drifts ever so slightly down and to the left. This space will be decorated with installations honoring the greats of clothing designers popular in the 1990s(think tommy Hilfiger, Jnco, Airwalk, Z Cav, Guess, etc..)by local artists using only discarded garden hoses. This one will simply be referred to as Tubular.

They build on brown fields all - the - time up there. If they didn't, they'd run out of places to develop.



Where all those people are - that used to be an open coal pit that supplied coal to the power plant on the left. They have markets, live music, yoga...all kinds of activities there. The power plant - filled with toxins and asbestos - was cleaned up and developed into a mixed-use space with businesses, restaurants, and my favorite brewery. It's privately owned but tax dollars were put into the redevelopment. And it has paid off bigly.

I just don't see how stable a non profit like that can last unless it's 1. subsidized by the city such as a recreation building of some sort or 2.) run by a religious org that can use donations for overhead costs.

I don't see how you can just make a community center without huge grants or some sort of membership.
So... like a library... or a park... or a community center... or any number of taxpayer funded entities.

I have no idea of the particulars of this place or its location but the idea that it's doomed from the jump is silly.

Right but those are typically city run. This seems more like she’s a just asking the city to help fund than the city to buy it and run it

I'm guessing that the people that built that retail/office had funds to remediate the site. The girl living in her van and hoping the city will chip into her gofundme do not.
Rule 1: Every underground storage tank will become a Leaky Underground Storage Tank (LUST) site.
They had a sandwich truck on site there for awhile, and it really got a following among the Tahoe City locals.
