Between Deal expanding well past its borders and Netflix that part of Monmouth County is going to end up one of the most expensive parts of the US. You may have some bargains in Asbury and Neptune for now...but people are being priced out of the beaches from Point and north and I see there is K Hovnanian new construction in Neptune going for 1M.

Go on Zillow and look at what a house costs in Eatontown, which was always considered a very middle class place when I was growing up not so long ago. Might be more than Holmdel, Colts Neck, Navesink. It's absolutely wild.

Or else, in Wall a 932 Square foot house in "desirable" West Belmar on peaceful Route 71 is going for only $700K. . . . . Bonus points for walking distance to Bar A and The Boathouse!

From what I have heard from realtors and on local news accounts, there legions of wealthy people fleeing NYC to NJ suburbs, mostly in the counties North of the Driscoll Bridge- Union, Essex, Bergen counties. People selling their houses in those counties who have long desired to live at/near "the shore" are piling into Monmouth and Ocean counties. Not sure that extends down to Cape May and Southern Ocean County for people still working. The prices in Wall and Neptune are ridiculous right now. We have considered selling out, but there is no place to go. Brick is not terrible, but the lots are smaller, and the town is way overdeveloped with retirement communities and shopping centers-harumph! Wall is catching up to Brick in those areas-the traffic gets crazy even in the fall and winter seasons.

has always been my view and I grew up in TR. Just awful and elitist.
Isn't it better to charge the people who use it via tags than everyone in the state who may or may not use them? How would NJ charge all those people from PA who use up the resources? Its the fairest way to pay for the services required to maintain the beaches IMO

plenty of states don't charge and have great beaches
the monies for these go into GE funds for the small towns. it's a money maker instead of forming larger townships with split facilities and the like

absolutely wrong to charge people to use beaches. beaches should be free for everyone.

CM county prices on a barrier island or CM itself are insane. Houses in Stone Harbor or Avalon went from $2-3m pre-COVID to about $7-8m now. And I'm not talking beach front. Anything east of 2nd/Dune is that price.

Yeah, makes sense. There is a nice townhouse complex being built on Route 9 near the CM Zoo. Looks great and very reasonable prices.

They're building 5 homes on the old Salty Whale property. can't confirm but was told the price tag will be well north of $1 million.

Yea code needs to change in Manasquan. They use the same code for beachfront, density, as they do rest of town. Going to be seeing a lot more of this throughout town. Go further west on Main st and there is another house, Dutch colonial. Already approved for 2 build able lots.

They have to raise tax $$$$ for their plans to raise the roads in the flood zones. Good luck with that!

Love the beaches here in south Texas. Free, expansive and uncrowded. Ride your vehicle in, pick your spot and park just past the high tide line. Even in winter the water is mild. Watch gulf storms, or water spouts and amazing sun rises. One of these days I’ll get to Starbase but that’s a bit of a haul.
All beaches should be FREE

Of the many beaches in New England I can think of just one that charges, Narragansett Town Beach. $25 per season for residents. $12 per day for non residents but most residents have lots of passes they can give to guests. The go to beach for high school and college students.

Massachusetts beaches are free but suck compared to Jersey beaches.

In other states you pay to park at the beach. And in most other places, beaches are less walkable.

There's no free ride in life. They will get you one way or the other.

If you want to save money at NJ beaches you have stop having every dinky little town with its own town council, mayor, town hall and especially police department. Just merge them. Eg, Belmar, Lake Como, Spring Lake, SLH, Sea Girt, Squan and Brielle join Wall Twp or just become "Monmouth Shores" or something like that. They already share a HS.

Look at Brielle and Manasquan. There'll be a lot of construction in the next year or so.

Didn't they do the same lot split at the corner of South and Marcellus?
