OT: Philly apartments?

I figured I might as well try to get some feedback on this site.

My son and fiance are moving to Philly. She needs to be close to UPenn Hospital and he will need to drive to KOP for work. They would like place where they can walk outside to find restaurants and bars and of course safe. Parking spot is a must. 2 bedrooms or 1 bedroom with office. $2,500 /$3,000 k / month price range.

Any suggestions? Thanks!

Geographically speaking, the Manayunk neighborhood in NW Philly is halfway between KOP and UPenn. Bars and restaurants there and pretty much safe. Both will share an equal burden of driving on the dreaded Schuylkill Expressway to get where they have to go.

$2500 for a two bedroom near the U of P? Is that even possible? Around New Haven, near the Yale campus, the going rate is $2300. for a studio. Is upscale Philadelphia cheaper than New Haven?

UPenn and KOP is a bad combo. Simply one or both has to travel the Schuylkill, Rt. 76. Best to get something out of the city to avoid one of them paying the city wage tax currently over 4%. She has to pay because she works in the city, he won' if he lives outside city limits.
The other reason is parking. The #1 reason I moved out of Philly. It' a frigging nightmare. Loved living by the Art Museum, would still be there if I had a parking spot.

This is an important point. You will still pay Earned Income Tax in any PA town, the equivalent of the wage tax, but at a rate much less than 4%, but more like 1%. There is a reason why the Flyers and Sixers have their HQ and practice facilities in South Jersey. The Eagles weren't so motivated to locate outside Philly.

Compared to all of Camden, Elizabeth, A.C., most of Newark and Trenton, Philly is 1000 x better. Please stop. Your hatred of Philly is well documented but by your own admission you never go there. Can't have an opinion if you haven't been there.

Ha, from a guy who said he would never step foot in Philly is suddenly an expert in a town he never goes to. You hate for the city is chrnic on here. Please stop. Go live in Camden for a week. You wouldn't last a day and beg to cross the river.

Camden, West Philly, North Philly, what's the difference.

If I had to live down there it would be much East of Camden.

Again you haven't been in any of those parts to have an opinion. East Camden County maybe but Camden is a complete dump. When was the last time you were in Center City, Fishtown, Society Hill, Manayunk, South Philly, Chestnut Hill, Parkwood, Somerton.... ? You no nothing about Philly.

Ardmore is a 10 minute Septa train ride from Penn and near the KOP xpwy.
Good pkg, no crime, nitelife, shopping & rents 30% less than Phil.
No need to live near UPenn, ghastly.
Bryn Mawr, Narberth etc similar.

Philly rent is cheap compared to NYC and D.C.

With OPs price range for a 1-2 bedroom they can easily find something in a desirable neighborhood in Philly, which there are many of despite your ignorance.

You clearly know nothing about Philly.

Expect a 45-60 minute commute from anywhere in Center City to KOP on a daily basis. Sometimes better and sometimes worse, it's a crapshoot.

If they don't need to be in Center City but want to be close to a downtown there's Manayunk/Roxborough or Conshohocken.

Manayunk is about right in the middle of KOP and UPenn and on the younger side (as young as college aged kids from Nova/St. Joes) and has a much bigger downtown but it's still in the city limits so you pay the 4% tax. There's also 2 Septa stops in Manayunk into Center City.

Conshohocken is a little older crowd (late 20's and 30's) and outside the city so you don't pay the 4%, but the downtown is smaller. It's also closer to KOP so the drive to UPenn will be a little further.

If they're dead set on the city I recommend my building in Queen Village which is one of the hidden gems in the city if you ask me. Right next to Society Hill and close to Center City. There's a 2 bedroom, 2 bath for $2K. Parking lot for $150 per month and a community rooftop. Building was renovated in 2014 so appliances are fairly new.

I like the Ardmore idea suggested above; it's an interesting town. I'd also think about Narbeth and Bala Cynwyd. He will avoid the worst of the wage tax. All of these towns in the near main line will have a fairly reasonable commute; he might even be able to use back roads to get to K of P. And while the towns are not as trendy as Manyaunk (which is not a bad idea, either) or University City or Center City, they are not deserts either.

My recommendation is Conshy personally. I'm 31 and love it there. No city wage tax and dealing with jackass Mayor Kenney.

Narberth, Ardmore or Haverford is where I'd like to settle down. I love the Main Line. Ardmore has Tired Hands Brewery which is a cult as far as craft beer fans who are obsessed with NE IPAs are concerned.

There are plenty of great places to live in Philly, but I’d avoid 76 north of the city in either direction at all costs. That’s a miserable commute. KOP rail line won’t be done any time soon, if at all.

Based on OP's demands I would look at Haddonfield, easy commute to UPENN but it is 30 miles to KOP. Based on the 2 locations to commute, someone is going to have to deal w/ a messy ride, no matter where you live.

Haddonfield to KOP? Damn that commute would suck!! And isnt Haddonfield $$$? Very nice town.

No way.

I wouldn't call the commute to UPENN easy and you're talking almost 1-1.5 hours each way to KOP from Haddonfield.

I have a friend that bought a townhouse in Fish Town. It kind of reminds of the western part of DTJC. But his place was under 500k and would easily be 1.5M at least on say Monmouth Street. Philly is pretty cheap, especially compared to North Jersey/NYC.
