OT: Mortgage Refi Rates

I had a client lock in at 2.625% on a 15. That's the lowest I've seen in the wild. Anything lower has been rumor and innuendo.

I got 2.5 in TN with no points. Took over two months to get the damn thing closed. Apparently there's a crazy backlog for underwriters. Did the whole thing online except for the final signing of documents, and they sent a notary to the house. I went through Silverton Mortgage, don't know where else they may be available.

My existing loan holder is Aim Loan. They're quoting me 2.25%/15. That also includes a 0.25% credit on lender fees. Sounds like I may need to jump on that.

Can't say I've seen what the OP stated...

But I did re-fi in March for 3.25%. I then got some news this summer that makes a cash-out re-fi necessary and my new rate after this will be 3.0%. Both of those rates for fixed for 30 years. Before March, I was locked in at 4.25% way back in 2014.

I got 2.25 on a 10 year. A lot of companies wouldn’t give me the best rate due to owing a relatively low amount compared to my home value. Amerisave finally came through.

Aim is offering 2.25 on the 10 yr. Since it's the same for 10 and 15, I just applied for the 15.

I locked in a refi today at 2.125 for 15yr, no points with Citizens Bank in Hattiesburg. Quicken loans quoted me 2.8.

This thread is basically worthless without loan amount. In my experience, you won’t get the lowest rate unless you’re borrowing lots of money.

You can get a cash out if you need to get a lower rate then just pay it back if needed.

I locked in on 2.625% today, but on a 30 conv. Not refi.

This is where Cadence has been here in Birmingham. Myself and both my neighbors refi’d with them over the last 4 months. 1 of us got 2.625 for 30. 2 got 2.75 for 30.

I chose to refi at 30 years to free up more cash. No prepayment penalty if I want to pay more on principal, and at that rate, the interest is so minuscule anyway.

I’d assume the rates are similar in MS.

I called them, and they roughly quoted me 2%/15yr/0 points. Fees includes 1% origination and $700 processing. I'll probably stick with my AimLoan 2.25/15 offer because they're quoting a $995 origination fee with a $588 lender credit.

Based on my non-scientific, non-exhaustive personal search of best rates for 15 fixed, that's at the bottom. Closest second I've found is 2.375.

We refied a 30 yr fixed back in March, went from a 5% to 3.5%

Have my broker looking into a 15 year rate now. These are too good to pass up.

Essentially locked in this same deal with AimLoan today. 2.25 on a 15.
