Decided to retire and leave Texas and Mississippi is on our radar. I have isolated 4 homes on Zillow that meet our requirements, and would like the pack's opinion on the areas.

Here are the targets:

Home #1 is 5 miles east of JAN airport, north of Brandon near Castlewoods Blvd.

Home #2 is south of Brookhaven off of Greenview Trail north of US 84.

Home #3 is in Jackson, south of Northpark Mall in the Wildwood/Northpoint neighborhoods.

Home #4 is in Madison next to the Annadale Golf Club and Mannsdale Road.

Any help given is greatly appreciated.

I live in the Germantown area in Madison. I can't say enough good about where we live. We were very fortunate to buy in a neighborhood that has every house has acreage(between 2-5 per house) 10 years ago... I even have my own pond and my kids fish all the time so that is super nice. The prices out here have exploded in the last several years but it is something I would look into if you like having a garden, yard or space in general.

Yup and that's a big one, because even if you drive, you are going to Memphis or Birmingham and those options aren't really good either. Surprised Birmingham isn't a better airport but I guess a lot of its potential flights get sucked up by being close to Atl.
There is (was) a shuttle that runs between Birmingham and Hartsfield, if that tells you anything. Not sure it's still running, but obviously there was a market for it at one time.

It was still running as of a couple of years ago. Birmingham is just far enough away from ATL to not be attractive as an alternate airport int ATL, but close enough for a lot of people to drive 2 hours to get a cheaper direct flight out.

People always forget about Huntsville. Great connections to DC.

If the roads that you are driving on in the neighborhood would rival any roller coaster, it's a pretty good sign of bad clay problems.

OR the neighborhood was built so fast that no road bed was established AT ALL before they paved the street....still a bad sign in that the house slabs were probably put down in the same way with no regard for the subsoil .

Honestly, it's hard to tell what all that roadbed prep does for it, really. They all heave and buckle anyway...

You can dig that clay out (2'-3' usually) and bridge it, or stabilize with lime or cement. That rarely happens in private development, though. And certainly doesn't happen as much as it should with city streets or country roads.

Many state highways are already there, so it's just economically feasible to keep maintaining them rather than reconstruct. Damned if you do, damned if you don't.

Lived in Dallas for 10+ years and now in a suburb. Its by far the fastest growing city in the country and there are a million things to do... But there is only one reason to live here. JOB. The strength of the economy and opportunity it afforded my family for the last decade + has been outstanding and as a military brat, I have lived in Dallas longer than anywhere else and will probably always consider it home... But I'm out.

If your kids are into youth sports and want to play 5 sports year around, its the place to be. But if your kids are like mine and would rather jump in the river, fish, camp, hunt, bike, hike, explore, snowboard, and everything else outdoors, but still sneak in a little league season in the spring... It sucks. We are making like Busch and heading for the mountains in a couple of months.

Airfare to me may be the biggest negative to living in a smaller metro like Jackson. I do feel like Jackson has become more competitive with rates over the last couple of years but it does suck that basically every flight takes you through Atlanta or Dallas.
JAN ain't bad. Plus the new CEO seems to know the drill.

In addition, Gulfport is a really nice, reasonable airport too. Very well run.

Southwest Airlines has great deals out of Birmingham. I wish JAN had Southwest Airlines.
Yeah SW is definitely the big plus for BHM. Without them, they turn into a busier JAN, mainly due to population. But there again, that's why SW has stayed there.

We lived in DFW area twice. It was a great place if you were very rich. Otherwise pretty much a pain.

No, it's not. I'd like to take Frontier to Denver from there sometime.

I also look at airfares from Gulfport when I'm trip planning. I've not seen anything yet that's worked for me though.

Currently, my secondary airport is MSY. I've used it to fly Allegiant roundtrip to North Carolina a few times.

Funny that you post this, we’re thinking of moving back to Mississippi as well to be closer to family and to be able to stretch our dollar more. Don’t know much about the Jackson area, but obviously Madison and Flowood are nice. We’re looking at Hattiesburg, the coast, and Brookhaven.

I’ve got a soft spot for Brookhaven. My grandparents were from there, and we used to spend summers there. Nice, clean town with plenty of amenities for a town its size. I was shocked to see that the population is only ~12,000, as it seemed much bigger when I was a kid. We were there a year or so ago and there are some cool new bars and restaurants. Schools seem decent. We might choose Brookhaven just for a slower pace of life.

It's an option if you are going to DC. Direct flights are nice.
You can fly direct from JAN or BHM to DCA for cheaper than HSV. HSV isn't really a good option for anyone unless you live in HSV and don't want to pay to park.

Yeah. I'd say the micropolitan area of Tupelo has been 'solid' at about 7-8% growth, but Tupelo itself is at about 2%. Which isn't too shabby for a small city in Mississippi.

In the end, north Mississippi does have some potential.

Your math doesn't add up. 7-8% per year means the population doubles every 10 years. I remember Tupelo claiming to have a daytime population (which would account for the commuters from surrounding counties) of 100k 30 years ago. At 8% growth that would be 1 million people now... That train at noon going across Gloster and Main would be a real *****.*

The whole Tupelo region is barely growing. Maybe 1% per year on average for the last 30 years.

Don’t know what your timeline is but I would be weary of moving to the only state capital sitting on a volcano in 2020.

Not per year, per decade (when census is taken): https://en.wikipedia.org/wiki/Tupelo_micropolitan_area

Using your numbers, it was at 7.1% from 2000 to 2010, and 2.8% from 2010 to 2019. So a little low, but still growth. Won't really know for sure until 2020 census is recorded.

That 7.1% is solid growth, especially for an independent micro area. Hell, 3% is good growth for small town Mississippi. Madison County, considered the poster child for growth over the past decade, is between 11-12%.

Does SW have a decent check in area at Birmingham?

I fly SW through Nashville a lot, out of Tupelo. I hate having to re-check luggage, go back through security. But honestly - it only takes about 15-20 minutes max because they have a ton of self check kiosks and you just drop your bag.

By comparison, last time I flew SW out of Memphis ~2 years ago they had either just 1 or 2 desks where you could check bags. A college basketball team had arrived just before me - I'd guess it was 30 people with players, coaches, trainers, etc. Took almost an hour to check my bags. Swore I'd never fly SW out of Memphis again.

You look at growth differently than I do I guess. Less than 1% per year is not growth, it's just people living longer.**

I will concede, yes the Tupelo area is likely growing at a .28-.71% rate per year for the last 30 years. Back to my original point with L4, I am not going to call that a boom though... Even in Mississippi.

Why would you leave Texas?

Lived in Mississippi for 40 years. Been in Austin since 2007. I love to visit MS but I just like it here better. I can't hunt anymore or at least for the time being so I don't have that expense. There are some ******** primarily downtown but most folks are extremely friendly and helpful without being in your business like they were back in the 'Sipi.

I have tired of the urban sprawl but like the healthcare I can get here so I'm buying a home at the end of the 183 freeway on the edge of the hill country. I can be anywhere I want pretty quickly but live in a fairly rural area.

My kids and grandkids are here too. We considered Tenn pretty strongly but it's hard to leave the Tex/Mex and great selection of tequila.

That's a beautiful area down there and I like the Austin culture. I've actually considered moving out to the Austin/Hill Country area more than once when I was younger.

HSV is too expensive. Not really an option with MEM and BHM being right there. May as well fly GTR rather than HSV and keep the money local.

It’s not that expensive, but it’s also not that practical from Tupelo when you have both Memphis and Birmingham that you can get to just as easily. You just have more options with both of those, although Huntsville does also have more connections than many people think. You can fly direct to ATL, Charlotte, Dallas, Denver, DC, Chicago, Houston, Orlando, and Detroit without having to go away from the major carriers.

For MS - a low bar i know - Brookhaven is really nice. The city government keeps most things nice (for MS) and the downtown area has a few things going on. Its sister city, McComb, is a poopshow, a once nice town destroyed by the riffraff that arrived after Katrina. Plus Brookhaven is a fairly short drive to the metro, albeit the wrong side of the metro. Brook to NOLA is not a bad drive either.

The Tupelo area is booming and not that well known outside of North Miss. It has a lot of stuff you wouldn't expect in a town that size. The only drawback to me is if you like to travel by air. The airport only has flights to Nashville and you can't fly on one ticket or check bags through to another destination, at least not yet.

we do fly several times a year, and it does require a bit of driving. If going west or south we go through Memphis, which is 92 miles from our home. However I can be in Memphis about as quickly as from my mountain condo to Denver International. And GTR takes us anywhere thru ATL. I do wish our little commuter airline would add a daily to ATL or MEM.
