If I’m renting an apartment from you and you say I can’t move in until August 8th… do I owe you a full month’s rent for August?

No. If I did require a full months payment, I would prorate the first 7 days into a deposit that you would get back assuming you didn't punch holes in the walls while watching Mississippi State football.

Absolutely not. I ain't paying for days im not living there yet. If you're going to screw me on that, youll screw me on everything else. I'll wind up with a BS $5k damage bill when I leave. Apartments arent that hard to find, hard pass on the red flag.

If I'm willing to pay the whole month, but, the apartment isn't ready for me the whole month, its a no from me for paying the full month.

Ah, the bend over and take it thrills of renting in a college town.

Old apartment, we were kicked out July 26, paid full month for July. We aren't allowed in the new apartment until August 8, full month due.

Personally, I’d pay for the full month, as long as I got move out by the 8th of the month after the lease ends. Same difference. In my experience, it often pays off to have a small overlap of leases and/or lease with house, etc. More flexibility to move without any need for intermediate storage, or a tight timeline. I’d still start my next lease, mortgage, etc. on the 1st of whatever month.

Now, if I’d already signed the lease, and the move in date was the 1st, but they told me after the fact that I couldn’t move in until the 8th? 17 that. I’d demand proration for the first week, plus another week due to the inconvenience, or I’d simply walk if they refused.

It needs to be prorated or good through the 8th of the following month. If they are charging you for a week that you never are allowed to enjoy the use of, you should walk away.

It’s their apartment, they can do what they want to. If you don’t want the apartment they have a list of people who do. Assuming you’re talking about an apartment in Starkville.
Or Fayetteville, my daughter is there and they pull this crap up there.

I’m in the same boat with my daughter in Starkville. Not sure which company you’re renting from, but my daughter’s new landlord was clear that they’d need a week to clean the apartment because the current tenets have until today (31st) to clear out and they wrote it in the lease.

My daughter just graduated (Sam Houston St.) and moved out of the college apartment system just last weekend at the end of her lease. Renting from these apartment complexes is just the most defeating thing ever. They are in much worse condition than some of the crap I lived in back in Starkville in the 90's, and the terms of the rent and gap periods between the end of one lease and start of another is insane (and did not really exist back in the day). They are also all owned by corporate groups that don't give a 17 about security, pest control, rule adherence, etc.

That’s a moral failing unless you are an economist then it’s just a market outcome.

The answer lies in the lease (if signed) as some others have said. I am assuming you're talking college town - because they all do it and screw you over because they know there is another student coming in right behind you.

If this was in some random town, Tupelo, Jackson, OS, wherever - they'd most likely be easier to deal with and would probably pro rate for you, because good tenants are like gold in the real world.
