I haven't the time or patience to delve into the Ayres lawsuit, but the federal court set the enrollment acceptance criteria because of underfunding by the legislature for decades. I've heard rumors from some thinking they can take Ole Piss private to avoid the entrance requirements.
The thing about it is that part of the Ayer’s settlement is that the HBCUs had to increase their white enrollment to a certain level. JSU even started a campus in Madison to try to hit those levels and it didn’t work.

I guess we are just enforcing one side of the settlement agreement though.

IHL will not allow it, but if State or Ole Miss challenged the Ayers decision my guess is it would be nullified in today’s courts.

This is what I remember. And the enrollment criteria was incredibly low. There would seem to be an endpoint to the enrollment criteria somewhere. In my opinion the Governor or the IHL should be going back to court to have that ended. Take it to the Supreme Court if you have to. Tell us why Mississippi can't run its universities like every other State. I really think the courts especially this USSC would terminate the enrollment criteria.

* - this is where you likely are remembering a 15, but its even worse. There is an 11 ACT at Ole Miss right now and a few 12s at MSU under this requirement.

My bitching is that we start giving scholarships to students with a 21. We are awarding millions in scholarships to students with a 21-23 ACT so we can't properly award students with a 30+. We're getting thousands of slightly above average Mississippi students, but allowing Ole Miss (and even USM) to get more of the high achievers. Just start the scholarship matrix at 23 like Ole Miss and Arkansas. The rest of the SEC doesn't start until at least 25 and some don't start until 28.

I actually knew a guy in college that was a reverse-Ayers. Had a 30+ ACT and a 1.9 HS GPA. Just didn't care about high school and blew it off. Barely graduated. Believe it or not, really smart guy who is doing well in life.

Made a 28 on my ACT the first time, it would have been over 30 but that pesky English portion pulled it down. All my teachers thought that I had cheated so they encouraged me to take it again. I made a 30 the second time. My high school counselor was like “WTF dude”, you’re a mid level slacker. I just smiled at her and walked out.

Bingo. The answer is easy. We just need to repackage how we scholarship out of state students.

Instead of the complex mess we have now, we need to make it simple.

If you have a 24+ ACT and a 3.8 GPA, we waive out of state tuition. You get an SEC experience for in-state pricing. Collect that $11k a year from those students. Every 91 out of state students you get is a million bucks in tuition. We'd get 2000+ every year. Finish building Alpha Chi Omega a house and then add two more sororities on campus and build them houses.

This is what Arkansas does and they are bringing in a ton of students from TX, GA and FL.

We do the same thing now, its just complicated how we do it and it just needs to be simple. If you have a higher band of ACT, you can get some off of the in-state rate but go after those students with 24-29 ACTs that can't get into UTexas, A&M, UGA, Florida or FSU because of the 10% rule.

And get a freaking Nursing school on campus in Starkville. Its one of the most popular majors and now that Georgia has added it, we are the only SEC school without Nursing.
My son got his OOS waived b/c of his GPA. For OOS, you can’t get much more than half off and your standardized test score has to be really high. I WISH they’d offer the legacy discount, but that only applies if you don’t have all your OOS waived already. I cannot complain at all with what we were offered, but he was NHS, high GPA and had an overall impressive resume.

I think we would need to build another dorm or two if we wanted to really start grabbing OOS students. OM over commits to inflate their numbers and they have nightmares trying to get dorms for the freshmen, and the ones they have suck. I can’t fathom wanting to go there…

We’ve always been the people’s university, and that will probably never change. But, at orientation, we were surrounded by people from out of state. Met people from NJ, VA, GA, TX, WA…. It was amazing to see, and they were all so blown away with MSU and its people.

Ole Miss has a lot more northern and northeastern students going there. Many are coming to Ole Miss since tuition is crazy high in their region. I know a young man who attended in Oxford and was from Minnesota. His parents were worth about 28 million and for some reason, they were sold on the Old South Charm.
Saw on Facebook from a local realtor -family from Connecticut had twin daughters. They are attending Ole Miss this fall and parents moved to Madison.

FWIW, a guy I spoke with yesterday is in law school at OM because he couldn't get in to Memphis.

Their bar for admission is not particularly high, or so I've seen and heard.
With where they are located, the bar can’t be very high, or they’d have no students.

Nah I’m not assuming just tired of the no shoes ********, etc from outsiders. **** them, leave us alone and Mississippi will be perfectly fine without.

For me, it wasn’t so much being a slacker as it was being at a small academy where most of the classes were not challenging, and that main one that was was an Advanced Biology class I took as a sophomore with three seniors…

If the math & science school were established five years earlier, I’d have pushed to gone there for my last couple years. My grades probably would have been worse, but at least I’d be challenged…

My oldest had 35 ACT & is a legacy, State was her 1st choice, but zero OOS forgiveness. Got a better deal at TN Tech.

With 4.1+ GPA, 31+ covers all of OOS and a little more. 34+ leaves you with ~$4,000 tuition and meal plan to cover, but freshman year room is included in the scholarship.

I'm not sure what we do but I do know UM goes to schools out or state that are very prestigious and tell them all you have to do is apply. That's why they have so many out of state people and ones of wealthy families. I'm sure that we do something similar at least on the recruiting high in out of state schools.

We love Birmingham, Huntsville, Memphis and Houston. Other places not so much.

I said dude, you're a blue collar red neck from Alcorn. You fit in better at State. But don't take my word for it. Take yo *** to the square, grove and tell all those oos Greeks you're their buddy. They'd snub you and beat your ***. Ole Sparky from Alcorn didn't want to hear that.

How would this actually happen? The cost to buy the university and all it's knowledge/value would be insane.
Accurately valuing it would be seemingly impossible.

I know a doctor around the Oxford area that said that if Oxford continues to grow at the rate it is growing the population will be around 75,000 in 2045, nearly tripling from what it is now. He said that last year around the time that "Kiffin was never gonna leave."

there are a bunch of outsiders realizing they’ve been lied to about mississippi. Madison, Ocean Springs are getting a ton of them.
I saw a YouTuber went to Madison to just understand the city. He found a guy from Arizona who moved there because of the prices and he wanted to live on the water. He just found it online.

My neighbors from in Desoto county are from Utah and Cali. Small sample size but it’s interesting to see people move here from the most desired places.

Yeah, something's not right here. With those stats, assuming a high GPA, she should have been offered a full ride or very close. Not saying Tennessee Tech wouldn't have been a better deal, but zero OOS forgiveness isn't right.

Fact:

I’ve heard ridiculous horror stories for years how MSU was stingy with money for kids in Tennessee. These kids were either smart; from affluent, good families (the type of families you’d want associated with your university); or both.

Amazing. Because I know of a family from Tipton county that got the oos waived. Also I'm pretty sure State isn't requiring oos tuition for Shelby county or Fayette county TN.

OM is now requiring oos for TN boarder counties unless you have grade merit.

Highlights

The record 28,405 is not the Oxford number​

Start with the number itself. This past fall the university announced 28,405 students, a state record. That number is real, but it counts seven campuses, and one of them is the Medical Center two and a half hours away in Jackson, which by itself is 3,183 students, residents and fellows.

Ole Miss enrollment: real growth, but mostly recovery​

People tend to paint Ole Miss and Oxford as if they're an anomaly with only an upward trajectory. But that's not the case. The Oxford campus hit a record high with about 20,500 students in 2016. Then it fell, over four years, to about 18,400 in 2020, a loss of roughly 2,100 students. It did not climb back to its 2016 level until 2023.

Almost all the Ole Miss enrollment growth is out-of-state​

When you look at where the new students came from, it is striking. On the Oxford campus, in-state enrollment has not grown at all. It has gone backward, from about 11,000 Mississippi students in 2016 to about 10,400 now. Every bit of the growth is out-of-state students, who went from about 9,400 to about 14,700, and they now make up nearly 59 percent of the Oxford campus.

In March of last year, Chancellor Boyce stood up in front of a student government meeting and said the freshman class was exploding, that applications were over 40,000, and that Ole Miss would land somewhere around 6,300 to 6,500 freshmen. He said it plainly enough that the student paper printed the quote. The class that actually showed up that fall was 5,464.

What it means for Oxford real estate and student housing​

Now put that next to what is going up around town. These are my own working numbers, and they fall into three buckets. At the end of 2025 there were about 7,000 beds already under construction in the city, with dirt moving on them. Then there is the university itself, which has two new on-campus housing projects in the works with Greystar that together add about 2,800 beds, the first about 1,300 beds on the old Kincannon site due by fall 2027, and the second about 1,500 beds near the law school due by the summer of 2028. On top of that, roughly 2,200 more beds have been approved. Add the three together and you are looking at somewhere around 12,000 potential new beds by fall 2028.

Even on a very good run for the university, the kind where they land the biggest freshman classes they have ever had and hold them, you are talking about a few thousand more students by 2028.


WHAT???? Are you trying to tell me that they would lie to make themselves look better? That can't be true about that fine upstanding institution and the paragons of virtue who attend there.

We don’t need to be Georgia Tech. It just sucks that in 2000 we were on par with Auburn academically and now we are the third lowest rated Power 4 school.
Except those rankings are BS just like the OM numbers. Anybody can create a ranking these days. Hell, there's about 100 of them now. Hell, there's more State grads in medical school at UMMC than OM grads.

This is the problem with State though. You need to have someone on the inside to do what should be standard. My son's a sophomore now, and was aggressively pursuing scholarships to add to what he had going in as a Freshman. You'd be amazed how little assistance he received from the School of Business, the general financial aid office, and his advisors. Eventually, he connected with a specific professor who was able to get him to the "right" person. Total BS.

Whoever your contact is should be making sure that these students are getting the right offers out of the gate.

It's not all student housing though. Seems like a lot of SF housing, at least down south lamar.
All of this housing that Xeno listed are SF homes. The retirement movers are still coming from all around the region and that will continue unabated for a while. 2nd home people are a real thing, but I don't think that will entirely hollow out that market.

If there's anything about these student recrootin threads, it's that they are always inconsistent and there's always a bunch of bragging on their own kids.

I'm sure there are a lot of SF homes being built - but not 12,000. Maybe I'm misreading it, but that 12,000 number he was agreeing with was the "beds" count that 615 listed in the original post. Beds = students in most cases, not second homes or single family homes.

Some of those new beds are on campus, but most are in new apartment developments like in Oxford Commons and down South Lamar.

I know there are a few houses being built around Oxford Commons (Hwy 7/Sisk) but not nearly as many as there are apartments. And most of those are preleased to sororities who want their girls to all live together but don't have room for them in their houses. And just for reference, what I'm talking about are mosty 2 or 4 bedroom apts, so 12,000 beds under construction probably roughly means about 4,000 apartments under development. I don't know this to be fact, but just my assumption.
