I live in SE district near 107th and Yale. Know plenty of people that live over there and I know there was a lot of panic during the last big flood.
Traffic really only bad during soccer Saturdays and school drop off.
Crime is low. I would say there are no bad neighborhoods in the SE zone...
Check out H&Z Outdoor Living (they might only have a FB page). We've had 2 homes on our block put in new pools with them this season. I used them for a partial fence replacement.
+1 on the discounts. We've stayed there twice and both trips were using discounts they offered. Through email or the website.

If you're up for an adventure off the beaten path (will need to take an Uber) then check out Bacchanal Wine. Sketchy area and across from a big abandoned complex that would be a great location for a zombie movie but the place is like walking into a liquor store where you can take your booze...
Drinking Blanton's. I've never had Four Roses and was thinking about trying that next or one of the Col Taylor variations I haven't tried. I normally just go with Jefferson's (small batch or ocean) or Buffalo Trace.
