I use a pile of multicolored Papermate Flair! Mediums, multicolored Sharpies, and cheap highlighters all day. Other than that, I like the Zebra pens and Ticonderoga pencils.

Assuming this is a knock at my posts, excellent post.

If you are being serious, I’ve never not made a profit. I did lose a couple hundred on my batch 1 of the 12 year, but it wasn’t material in any way and I reported a decent salary profit on Down Home for 2019.

2020 is already [cheers]

if we view this over the next 50 years, I'm pretty sure about 95% of those who died of Coronavirus would have died from something else, so let's just open the flood gates and get back to work!
There was a plot line on the TV show "Dinosaurs" where on Hurling Day, when someone had turned 72 their son-in-law gets to push them over a cliff into a tar pit. Worth looking into, imo.

I will assume you will need to somehow prove to the bank your tenants are not paying and ask for some sort of forbearance.

As for throwing your tenants out on the street as soon as you legally can, I would seriously think about who would actually take their place?

I have one tenant that has paid very little since the beginning of the year so I am not surprised that she still doesn't pay...can't throw her out as well as her court date for eviction was a few days after the courts closed. I have written off those rents and will try to kick her out afterward.

As for the rest, I would try to work something out with them to keep them there. Even if that means having to lower my rents a little.

There is no right answer...

If you have a tenant that has paid very little since the 1st of the year, and you haven't evicted yet, you're a terrible landlord.

Catholic_Back, I'm being serious here. If I was a doctor and they tried to cut my wages during this ****, I'd lawyer up like a Baltimore gangster. Tell them to go f*** themselves hard.
And they'd lose unless there's an airtight employment contract that would miraculously exclude disasters.

I'll have no problems paying my mortgages, that's not the point. Why not allow people to go to Kroger and take food? Why doesn't the gov allow people to steal gas during these times? The government sure hasn't waved sales tax? Landlords provide a product, arguably one of the most important products. Why automatically make landlords provide a free service right now?

If a lifeguard, police officer, or other LEO right now tells me I can't be outside I'm just going to cough twice, tell them they are welcome to cite or incarcerate me, and then go about my day. We will deal with **** on the flip side, if there is one I guess.

Here is the bigger problem. It takes me roughly 2 months to evict someone, starting with a 7 day notice to quit, then 3-4 weeks for a court date. Then 7 days after eviction ruling before I can call the sheriff for a set out. Sheriff is usually two weeks out. So two months roughly.
But NOW let's say courts are closed for 2 months (best case scenario), all these evictions are backing up, when they do reopen, it's going to be a huge backlog. So landlords are going to have to provide a service for FREE for 6 months, probably more. What industry provides a product for free for 6 months and stays open?
You cool with working 6 months for free Joey?

-Because it keeps human beings apart from each other, unlike anything else you listed.

-If you already know how long it takes to evict someone, I’d assume you’d have enough to float that 2-month process in the first place. So take those two months off the table of a need for a bailout. If you have no reserves beyond that float, that seems like a risky way to run a business.

-Again, I’m not talking about “small business” landlords with multiple building like you, I’m talking about all of these people who have a house or two on the side and seem to screw up the housing market every ten years.

-Luckily, I don’t have to work for free for six months. But if I lost my income, six months with no income would not pose a big problem. I’m a person, not a business.

All of the physician/mid-level employment agreements I draft have a provision providing for immediate and unilateral modification of any term of the contract in the event of any material change in any provision of applicable state or federal law which makes any contract term inconsistent with such changed law. I suspect most well-drafted agreements have similar language. The governor’s/cabinet’s orders prohibiting non-emergent/urgent procedures certainly qualifies.

The original intent of these provisions was to account for any changes in Medicare/Medicaid reimbursement by CMS or the cabinet during a contract term which would make the compensation model in the contract unworkable, but they have proven to give hospitals a lot of flexibility during this current situation.

I *GET* who most people in Alabama probably blame for the 2008 mortgage crisis. But you shouldn’t listen to them.

They are wrong.

We could trade articles back and forth on subprime mortgages, hedge fund accountability, etc or watch The Big Short- but obviously there is a big difference with banks giving people with 400 credit scores a credit line to buy a flip house and them getting stuck with them... I'm not sure i'd lump that group in with people that are renting out the old house they used to live in.

Any health care worker that relies on some/most/all non emergent procedures, which is like 90% of healthcare, is completely screwed.

My brother was informed last week that his physicians group will be the only people seeing and treating COVID 19 patients. So he won’t have a pay cut, that lucky rascal.

Im not entirely sure what Joey is arguing. I think he’s under the impression that because a landlord is bitching that he’s not getting any rent that means he’ll go homeless without it? That’s he’s fiscally irresponsible? Responsible for the downfall of society? Not sure but I’m on board 100%

No one said they get to live for free. There’s a huge influx of money coming to most renters in a few weeks. Maybe hold off on jumping off a bridge until the stimulus money gets distributed.
